Problems Moving Out

When we were living at Cortland Village, everything was ok. For this reason, we decided to renew our leasing and then we had a surprise. They increased our rent in $200.00 (no pets) without any reason. So, we try to talk with them about it and they just said that it was correct. We decided to move out and I am very glad that we read some reviews before that. We cleaned all the apartment and scheduled a check out visit in a day that we could be at home. The guy came, checked everything and said that we weren't going to have any extra charge. However, when we got to the office and asked for a signed document saying that they weren't going to charge us, they were very confused and scared. After 1h waiting for the paper, they brought us one that said that we had to pay for a carpet cleaning (be sure to have your name, apartment number and date on the document). We had cleaned the carpet but we thought that was ok. So, they told us to wait around 1 month to get our deposit back. It took us 5 months to have the check and we went to the office many, many times asking for it. Be prepare for a really difficult time when you decide to move out!

This is the staff at Cortland Village. While we do appreciate that everyone has the right to voice their opinion, we would like to respond in so that our readers are able to hear both sides of the story.
We have never increased rents by $200 for a lease term. We appreciate all of our residents and are always open to talking to our residents if they have questions or concerns pertaining to their lease.
As for walk outs, no gentleman has ever completed move out inspections. The Assistant manager or a trained leasing specialist completes move out inspections with residents. We also follow Oregon law and refund deposits within 30 days. The only way someone would not receive a deposit from us within that time frame is if their forwarding address was not provided then causing a delay in delivery of payment.
This review holds no truth. Please be reminded that many of these opinions that you read pertaining to Cortland Village are one sided. Many of which are inaccurate and false. We take great pride in providing superior customer service on a daily basis. Come in and see for yourself.

While this posting may not be true, please be reminded that many of the posting on are TRUE!!!!!! Just a side note as well, if you do post a response or complaint on this site and you still live in the complex, the Courtland village staff will really crack down on you!! You will start to notice noise complaint warnings on your door and NO MATTER WHAT THEY SAY ABOVE they will take a very long to refund you any money owed to you at the end of the lease!!

I had the same Issues with additional fees charged on top of my security deposits. They charged me to clean my oven, and I cleaned it the day before we left, on top of many other fees we also had an unstoppable problem with mold.. and no one ever responded to our maintenance request.

I just want to say that I have the date on the check I got from Cortland Village and this prove that I truly waited 5 moths to get my money back. And, I also have copy of the document where I wrote my new address with date (before moving out). Everybody has the right to now the true. Be aware when moving in!

I copied this from the Oregon Landlord & Tenant rights - Refund of Deposits
Be sure you give your landlord your new address when you move away. Within 31 days after you move and turn in your keys, the landlord must either return all of your deposit or tell you in writing what your money, or any part of it, is being kept for. If the landlord does not return your deposit or give you a written reason, you may sue for twice the amount withheld. Or you can sue for twice the amount of the portion that the landlord does not have a good reason to keep.
