My Experience has been fine!

I have lived at Cortland Village for 5 years and although there have been many management and maintenance changes over those years I have only had one issue and it was taken care of.
I have never had my rent raised by $200, I have always had my concerns addressed. I have had maintenance come and help me with things that most apartment manangement companies would not bother with. I am short my ceilings are 9 ft high, they have come and fixed my smoke alarm when it continued to chirp and I could not reach to replace the battery, they have came and changed my ceiling bulbs. I was very thankful that they would do this. When the shopping center across the street was under full construction the field mice decided to hike 3 flight of stairs and nest in my storage, I called management and they had a exterminator come immediately and take care of the situation. It was no ones fault other than real estate developers I guess. The mice didn't hurt me nor my stuff in storage it was just the droppings that were gross but I called management and maintenance was on the job. I have lived on a bottom unit for 2 years and with no more construction going on I have yet to see any mice or signs of mice.
I moved from a 2 bedroom to a 1 bedroom 2 years ago within Cortland, cleaned my apartment and received my full deposit back less my 1/2 month water/sewer/garb bill within the 30 days as promised.
Yes the mailboxes have been broke into and there has been mail stolen, if anyone asked the management company they would tell you the person was found an arrest was made and the person is facing federal prosecution. Do I know if this is the truth "no", however knowing some of the incidences that have happened I have no reason not to believe what I was told.
Yes there has been incidences when the garbages have been overflowing, in the summer and it was stinky. I called and complained and by morning they were emptied. I have had noisy neighbors and the management has handled my complaints and rectified situations.
I imagine each incident reported may have a different outcome or tenant may have a different experience depending on how they present the issue to management. I can tell you honestly from experience (No I don't work for Courtland)that it has been a much better experience than some of the reviews listed. I think that if you present yourself well, don't act as though everything is someone elses fault, work together to rectify the situation and treat others as you would like to be treated then perhaps you might get sweet grapes instead of sour ones!
After reading a few of the reviews I might tend to think we are not hearing whole story. I know if I had warped flooring, water soaked molding next to the carpet maintenance would fix it. The picture of the warped molding looked more like an animal had chewed it. However I just thought I would let people know not all experiences are like those that have posted, how often do you really see a good review there are a few, but most people use reviews as a sounding board for their complaints.
I know this was lengthy but not all experiences are bad ones.
