I'm betting the 'bad' reviews on here are all from the same person - the same person who spammed Craigslist with the same complaints. If you think this is the worst apartment ever I pity you on your next place, don't move to Texas you'll really be in for dissapointment with most apartments there. This is by far one of the nicest apartments I've lived at or been in.
Yes, sometimes you can hear a neighbor but compared to other places it's pretty quiet. If you plan to live in an apartment you have to plan for some 'shared' noises, do yourself a favor - put down rugs in the bathrooms and kitchen, put some art on the walls - it dampens the sounds from in and out. And if there is noise it quiets down after 9pm and that's more than acceptable. Trouble sleeping' Get yourself a white noise generator and you won't hear much noise from outside at all.
The fit and finish of the apartments are great, bullnosed edges (rounded, not cornered), decent washer/dryer, good GE built in microwave. The dishwasher/range are fair and do a decent job. Tons of storage in the apartment. Good sinks/bath fixtures.
No AC but you are allowed to use window units with approval from management. Summer 2007 we only had a few really unbearable days but by evening opening windows and running fans brought the temps down quickly.
Without a pool/fitness center it cuts down on charges for things most people won't use - who wants to try and get a swim in when there are dozens of screaming kids there' By 2009 there will be a new swimming center right across the street along with a nice sportspark that will have the first part open this summer (2008). Note that - a brand new park, not 300 more rowhomes or houses. There is a Snap Fitness a short walk down the street too - 24 hour access to a fitness center with good rates and specials for residents. The sport court mostly is used by the few kids in the complex and yes, they get loud at times but you either tune it out or maybe apartment life isn't for you.
Parking is adequet but if you work outside 'normal' hours and don't want to spring for a carport you may have a tough time getting a decent spot but there is some off street parking as well. The open spaces are compact size so if you drive a big truck or SUV you will get some parking rash so use the carport if you're worried about little dings. If you choose to commute to downtown PDX or elsewhere, the MAX light rail stop is a 10 minute walk away and bus service runs regularly a 10 minute walk the other way to Baseline. Orenco Station is 1 mile away putting it close enough for a nice walk.
The grounds are kept up very well, not too much grass but lots of trees around that help during summer to dampen noise. The maintenance guys are really good, they respond quickly to problems and are extremely courteous and the main maintenance guy is super knowledable. The complex is well lit and stairways are frequently power washed and kept painted.
The management changed recently, the previous manager was very friendly and courteous and the new manager continues that - she transferred from another C&R property so she is already familiar with the policies of the complex. She's frequenlty out walking the complex checking things out, even on her days off.
Overall in a year and a half we've enjoyed the apartments, we never expected to renew our lease but it was quite nice and we certainly think of it as home now. Keep in mind those that say rent is pricey - the housing market is down, the demand for rentals is up as people bail out of homes so with rising demand so go the rents.
