Great in a pinch, but dissatisfied overall

After relocating here from the East coast, we were in a pinch to find an apartment. I had seen Lions Gate on the Internet, but they were very pricey. During our search, we noticed the "2 bedrooms starting at $899" banner. We stopped in. The leasing agent was very nice and bubbly (she no longer works here, of course). She informed us of all the great move-in specials they were having (and believe me, they were great). How could we say no' I should have been suspicious since they were basically paying *us* to move in here. The leasing agent admitted that they had a lot of problems when they were being managed by Trammel Crow (they are now Holland Residential) and that a lot of people had vacated. She told us of all the latest and greatest plans for the complex, etc. I could sense they were desperate, but so were we. So, we signed a 9-month lease.
We've lived here for 6 months and overall we are pretty dissatisfied. Here are our issues:
1)Creaky floors (even the reviews from three years ago state that this is a problem -- still is!)
2) Parking! Or lack thereof, I should say. Mgmt. promised us that they were going to start 'notifying' residents who were not using their garages and were occupying all of the guest parking. It hasn't happened. I stress when someone has to come over because it is ALWAYS an issue. The tenants on one side of our street are allowed to park in front of their garages, but we aren't. I was told that they have adequate space on their side of the street. I would say that it is adequate for a Toyota Corolla, but not a Ford F-350 Super Extended Cab truck. It feels especially unfair to us since our 2 cars barely fit in the tandem garage. Needless to say, we are always inadvertantly 'bumping' each other.
3) Thin walls -- I can hear my neighbor's creaky floors, toilet flushing, shower running, washer & dryer, dresser drawers closing and sometimes her TV if she has it turned up loud enough. She isn't even all that noisy!
4) High management turn-over -- We've only been here for 6 months and I don't recognize anyone in the office. Become quiet unfriendly after you sign your lease. Lots of *sighs* when you go in to pick up packages, etc.
5) One dumpster; inconveniently located; always full by Saturday night.
6) No A/C. This is common for this region, but it gets VERY HOT upstairs if it gets above 75.
7) No bathroom on the main level (it is 3 levels). Both bathrooms are on the third level with the bedrooms. So, if you "really gotta go" you better learn to climb stairs quickly while undoing your pants. I didn't think this would be much of an issue for me, but it is. It stinks.
The grounds here are spotless and immaculate and they are making some repairs that we were promised when we moved in. Not many, but some. If prompt maintenance is your thing, then this place is great. We've only had two problems and they were both resolved the very next day. I'd give that up in a heartbeat if it mean my floors wouldn't creak anymore.
We are currently looking for a new place to live. I have a sinking suspicion that our rent won't be all that special come August. Hence them only letting us sign a 9-month lease versus a year lease.
