After paying a hefty security deposit and pet deposit, and fullfilling all of my obligations as an excellent tenant, by never paying rent late, having no noise complanints, keeping my townhome in excellent shape, having a completely "HOUSEBROKEN" PET who never had one accident inside the home and when moving out left my townhome "SPOTLESS", I was sent a bill stating that my townhome had "PET URINE ODOR" and that they would be replacing carpet in the entire unit except for one of the bedrooms, and the cost would be nearly $1500.00! I am here to tell you that if you have a pet, housebroken or not, you WILL NOT, I REPEAT, WILL NOT GET YOUR DEPOSIT BACK, and you may also be stuck with an additional fee. When I tried to reason with the "HEAD MAINTAINCE" guy, he basically called me a liar, as did the property manager! I was told that my carpeting was new, which was false as when I moved out the "HEAD MAINTANANCE" GUY went directly to one of the rooms and said "hum", I detect a pet odor and proceeded to rip up a corner of carpeting as though it was staged, and said: " Oh yes there is pet stains and this carpeting was new when you moved in! BALONEY!!! I did not know that upon moving into an equity property that you need to have all the carpeting pulled up and inspected for underside stains! GROSS! My bed was over someone elses pet stains for an entire year without my knowledge! YUK!!! My pet was not allowed in that room, ever and once again I assure you that my pet was housebroken and does not have accidents!!!! The property manager said, "Oh, me must have snuck in there"''''' What kind of management is this'''' This is a complete scam for anyone who has a pet, it is a set up for potential renters with pets. I am in shock, as I assumed that we were idea tenants! I regret ever signing a lease with equity and especially PALLADIA, and I urge you to BEWARE OF THIS PET SCAM!!!! If you do rent, please have a professional check out the carpeting so you don't END UP A VICTIM, as I did!! The management has no clue, they are just out to scam you out of your money and dignity!!!

Let me ask you this, why do you feel that you are an "excellent tenant" because you paid your rent on time? ITS IN YOUR LEASE AGREEMENT!!!!

I have to agree. I was mis-billed for pet problems when they mistook my apt number for another one that apparently had fleas after the tenant moved out and mixed the files up (I never had a pet). When I explained to them that I never had pets they were completely rude to me about it even though I was calm and polite. I kept insisting that I never had pets and they were so sure that I did and kept insisting that there were fleas all over my apartment. Then when they figured out that they mixed up the files the just said "oh". No Apology.
