first and foremost i cant believe the turn over in the management office.everybody has flown the coup.i live in a 2 bedroom 2 bath tri level and ive never been in a place so cold in the winter.the heaters are a joke and the fireplace damper will not close.i feel air coming from somewhere but nobody can find it ,even the maint. guy was like wow its chilly in here.the patio door doesnt lock ,the carpet from the first to the second floor looks like someone bled on it.the stains will not come out.there is a weird smell coming from the washing machine when u wash the first load.the kids are getting out of hand.there are signs about skating all over the place and these brats are out all day even in the cold and rain grinding up and down the street.where are these kid's parents'ive seen them fight and hear the f- bomb almost everytime i go to the basketball court.i really cant believe the price jump!who regulates the price of these apartments out here'ive seen a 1 bedroom with a view of the "woods" (park) here at palladia go from 810 to 845 in about 2 weeks!and since i have a roommate i cant transfer to a another apartment wich means i have to pay ALL of the admin. fees even the background check.ive been here for 2 years.the maint. guys are on point i have to say.every problem was taen care of within 2 business days.

Pretty much agree with everything you say. I will also add that the dog poop situation is way out of control. I have 2 dogs myself and I have never walked them without picking up their mess. I've confronted a couple of people witnessing their dog poop right on the grass by our door and they just walk off without even thinking about picking it up. We all got a notification on our doors that we would be fined $75 for not picking up the poop but that doesn't seem to scare anybody.
Another concern I have is the very high price of our unit. It went up $150 from last year and that's AFTER we talked them down. THe frustrating part is every apartment complex's surrounding Palladia is practically giving away apartments, 1 month free here, 2 months free there. In fact, Lions Gate has the exact same layout that we have for $100 cheaper AND 1 month free AND no application fee.
We went to the office last weekend to see if we could possibly do a transfer to a different unit. The office person was new and couldn't tell us ANY units that were avaialable but did have enough information to tell us that we would have to pay for 1 month of our unit plus the first month of the unit we wanted to move in to. What a joke!

there are three properties owend by the same company they are all within 1 block of each other and they in my opinion as not good places to live. the managment at all three has gone down hill in a hurry and dont seem to care at all about there tenants. the price well they have all gone up way more than they should have in the past 2 yrs. there not worth it. tanasbourne terrace club at tanasbourne and pallaidia are all owned by one big group there in lies your problem. ive lived in 2 of them and found them both to be over priced and poorly managed for that price . i agree with you on all points thes properties really are un fair and over priced topped with a staff thats just horriable. i hope they get the message we dont like them and the way they treat there tennants. good for you may be some one should get channel 2 to investigate them have you seen how many bad reveiws thes places have?
i would find it poetic justice.

I would have to disagree with you on many things. I have also lived at 2 of Equity's properties and found that they are very well managed. The office staff at Palladia is very helpful and always friendly. The price changes are because of the nice area you are living in. You get what you pay for. If lions gate is giving away a month free and other specials, don't you wonder why they are? There staff changes so many times. You go to talk to someone and they are gone. Then you have to explain everything to someone new whom you don't even know. I can only think it's because they cannot rent their apartments and need to offer the farm to get people to come in. Palladia has a very high rate of occupancy because they are that good. Again, you get what you pay for.
