Things to Consider!!!

Each Apartment has a small stack size washer/dryer(not full size), air conditiong/heat pump, gas fireplace, kitchens with gas range, dishwasher, refridgerator, and no microwave ovens. The apartments are nicely appointed and layed out. All apartments have nice large balconies some with two entrances to the balcony.
You pay all utilities: gas, electric, water/sewer, (cable and phone if you desire), satellite receivers are allowed, trash is payed by the complex.
First floor is for parking, busniess offices, weight room, indoor pool, jacuzzi, and similar uses. Second, Third, Fourth floors are apartments with an elevator near each end of the building, one larger then the other, staircases, and a trash chute at one end.
The complex is located across the street from luxury condos and luxury townhomes along the columbia river in a newer small area of bridgeton. It is about 30 minutes by MAX and 15 minutes by car to downtown.
The complex is in the flight path of PDX and also surrounded by nearby trucking yards in the Jubitz area(a negative if you don't like air traffic noise and dealing with lots of big trucks). Nearby shopping is limited to Jantzen Beach and you don't go there between the hours of 3-7pm because of north bound I-5 traffic.
The building is around 7 years old.
This property is owned by (a person or persons) with Pinnacle as the management company.
Other things to consider:
Very high rent increases after 1 year of living here.
In my time of being here it started out great, it went down hill quickly three months after signing my second year lease.
Management was slow in taking care of new problemed tenants. Simple obvious building upkeep was not maintained but now is.
Management now seems to be concerned and working to correct situations going on here.
While tenants are screened, newer tenants of late are bent on nuisances, noise, dis-respect, and not in the harmony of peace, quiet, and upkeep one expects in a luxury complex.
In looking at other complexes popular in Portland they are having similar and in some cases worse problems based on reviews here. I hope management at the various complexes take this as a oportunity to grasp these sitautions and be agressive in targeting and solving them.
Most tenants pay there rents galdly and comply with what one should expect especially in higher rent situations. Tenants should talk with others and assist management in targeting the problems aggressively whether they are happening to you or not. Keeping a blind eye and deafness does not help when the situation decays.
Note that high rent increases based on other tenants and myself who have posted here will continue and what you will get here based on this review and others who have posted on this website.

Very good. You have described it to a tee. I lived there for 2.5 years and really hated to move but they raised by rent 300.00/month and I just couldn't afford it any longer not to mention that once the new management took over alot of things changed. Big Mistake. The pool and hot tub weren't kept clean and the color changes in the building were drastic. The colors and even the smell in the halls used to be almost exactly like the Marriot next door and had kind of a resort feel instead of the darker more masculine feel it has now. A great place to come home to and even more fun to entertain friends. Envy everywhere. I miss it!
