the actual facilities are really old and off-putting at first-glance, not to mention that it's on this steep part of the hill that makes car access difficult. fortunately, parking is free (a major upside), and you get used to weird car maneuvers after a few days.
noise level is at a minimum, never any raucous activity on the grounds since i've been here, but i can still hear my neighbor playing video games on the late nights he stays up, with his subwoofer cranked up.
haven't had any problems with the actual unit - everything runs well, even though the units are a bit old. on move-in, everything was as clean as it could be, given the age of the building.
manager is terrific - he's pretty young, but he seems to be on top of things - really efficient and organized.
this was a blind move for me (last minute, off an online listing), and i mainly moved here because of location - but i've been pleasantly surprised by the apartment - comfortable and functional, and definitely not as bad as it looks.
one gripe - there's one laundry facility to serve two buildings of tenants. no coin change machines, no coin card functionality, and only two washers and two dryers.
