It seems renters aren't fairing so well- and I can see why - the management company is indeed incompetent, lazy, unresponsive, etc.
However, everything else about the renovated condos is gorgeous. Property values are appreciating rapdily, despite the "imminent housing bubble burst." Speaking as someone who *just* moved in last month, the amenities (two hot tubs, pool, indoor bball cout, work-out facility, etc) are complete and excellent. My neigbors are friendly and considerate. Also, there are more parking spots than there are owners. This means that virtually every condo came with a spot originally, unless the owner has sold it. That said, parking is pretty damn good. (I come from NYC and have a different persepecive than most on what constitutes great parking, this I acknowledge).
You can occasionally hear the freight trains - but it's no louder than a lawn mower or a plane, if I could make an analogy. I think if people are that sensitive to noise, they aren't going to be happy with city living - perhaps they'd be better off in Sherwood, Tigard, Hood River, or some over suburb.
Anyway- long story short... the management company is, well, absent, from what I can see. I plan to raise a motion to fire them at our next meeting. Perhaps you should rent after we've obainted a new management company. If you currently rent, please write a letter explaining that you regret renting and would not recommend to a friend, and pass it along to our Board of Directors. If enough people complain, we can get the Board to consider replacing the inept do-nothing company that collects our HOA fees.

I would like to reply to a number of points in this post. First, no one is complaining about the noise of the train. It is the being trapped by the train constantly because it stops on the tracks that is the problem. If this hasn't happened to you yet, it will. I, too, lived in NYC, but my complaint is not that I do not have a parking space, but that people park up and down the side of the buildings making it difficult to get through and sometimes impossible to park in my assigned space. As for your neighbors, consider yourself lucky. My neighbors throw parties (at least that is what I assume by the noise) constantly (on weekdays, too). My neighbors use my front and back porch as an ashtray. And then there is the dog feces. It is everywhere & it is disgusting. I and others in my unit have complained about all of these things, but nothing is ever done. Therefore, I am moving. Not to the subburbs as you suggested. Rather downtown. Where I will be saving $200 a month, will have 2 parking spaces included, 100 more square feet, HUGE walk-in closets, tons more cabinet space, full-size washer and dryer, and you can tell by looking at the grounds that it is taken care of by not just the management but also the tenants. |

It also needs to be clarified that there is a management company that is responsible for the grounds, pool, recreation room, etc. That is not the same as the management companies that rent the units out.
