Current resident - want to renew lease but price is going up $125/month

My boyfriend & I have lived here almost a year. We have a 1BR townhouse which we love.
GOOD: maintenance has very fast response times. They will replace lightbulbs if you ask them to. The grounds are well taken care of with flowers everywhere. Stanford's dpwnstairs has great happy hour food specials. My cat was lost & I gave fliers to all my neighbors, many of whom called when they thought they had spotted him. Location is fantastic - we are right by the streetcar and never have to drive when we want to go out at night.
BAD:
***Office & gym hours. The office staff frequently closes early without notice. The fitness center is only open during the leasing office hours, which are 10-6 most days. If you want to work out, you have to go to the leasing office & ask the staff to let you into the gym. Often times there is only 1 person in the office, & they might be out showing an apartment.
***Noise -We live on harbor place, the main street with the apartment complex. Noise echoes down the corridor very loudly. A neighbor has a loud motorcycle and a sports car, which he likes to rev loudly in the mornings. The Strand Condos are being built accross Moody street, and you can often hear the equipment beeping at 7am saturday when you just want to sleep in. Also, we can frequently hear neighbors running up & down their stairs in the boarding units, every morning I hear the man in the unit behind us coughing in his bathroom, and occasionally you hear the neighbors getting it on. Once, our neighbor was out of town for a week & forgot to turn off his alarm. Every night it beeped from 9pm - 3 am & the staff refused to enter to turn it off.
However, I never hear any kitchen or laundry noises.
***parking is fine for residents because most have a garage, but there is no parking for guests. I have come home a few times to find someone parked in front of my garage and no onsite security means i have to find the person to get the vehicile moved because no one will call to have it towed, and the tow company claims they have to have orders from management.
***the trees in large pots. people often crash into them. many of the cement pots are falling apart, and I am extremely allergic to whatever kind of tree is in them.
Overall, we like it here, but we just got the notice to renew our lease in 2 months & rent is increasing by $125 each month. With the renewal, they offer $350 off the first month rent (prorated over a year that's less than $30 a month savings). I wonder if they are trying to force residents out so they can sell the units off as condos...
