Excellent Location! Nice Apartments, Good Staff...

We have lived in both a one-bedroom townhome and a studio apartment (the west/back side of the townhomes section). We have loved both apartments and this is really the best apartment complex we have ever lived in.
Apartments: The one-bedroom townhome was very nice and felt bigger than it was. We almost never heard our neighbors through the walls. We had a HUGE garage with lots of storage. The studio was smaller, but still nice. Both had VERY tall ceilings. In the studio you can hear your above neighbors plumbing noises, but not much more. The studios have different closet arrangements so make sure yours is as you expect. The appliances in both are a little older, but in fine working order. All windows are high-quality and double paned. The air-conditioning is barely adequate during the few weeks it is really needed. The heating gets the job done, but its not central. So far we lucked-out on the renewals, with no price increases and even some decent renewal offers.
The Area: This is downtown on the river. You can't beat the location. Since RiverPlace is just a block detached from normal downtown it feels safer, but PDX downtown is already pretty safe. The streetcar line ends here now and so you have easy access to the rest of Portland through transfer to TriMet's busses and Max. BTW: RiverPlace is in fairless square, so its a free ride.
Staff: Despite some turn-over and transfers within the management company, the staff has been consistently helpful and professional. None of the original staff is still here, but we have enjoyed working with Melanie, Derek, Melissa, and Jennifer (the latter two are still there and probably the best we've yet to meet). BTW: They always were helpful in letting my make copies and send faxes.
Maintenance: Very swift response. They have some kind of within 24 hours policy and they know how to fix it right the first time (most of the time). Things are well maintained so not much goes wrong. The grounds are very well kept.
The Not So Great:
Parking: It is true there is no free visitor parking, BUT there is some metered parking around the area and a large parking garage underneath the townhomes section.
Fitness Center: The fitness center is fairly nice and 90% of everything worked last I visited. The problem is that if you are in the townhomes the only way you can enjoy the fitness center is by going to the office and having them let you in. So no after hours access. This is because of the security of the mid-rise apartment building.
Construction: The work on the Strand is now almost 1.5 years in progress and it is still noisy and unsightly. It is taking place between the aparments and the river. It doesn't seem to cause many traffic problems though and it is progressing fast.
Overall, we REALLY like these apartments, so much so that you may think we are schills, BUT I promise we are not.
