Small 60's ski lodge design, No insulation, Dangerous Contract

You can find a better apt in the area for about the same price. Great landscape and huge pool but rooms are cold, drafty and for the most part, uninsulated. The kicker is the contract. It stipulates the deposit will be used to ready the apt for the next tenant and additional funds will be requested above the deposit amount. This includes new carpets, paint... Advice, READ THE CONTRACT before you sign.
BTW: I was nailed for an additional $200 after move-out. The place was immaculate when I left and nothing was said during the walk-through.
