I lived at the Cornerstone for about 2 years and generally was very pleased. It is a quiet, safe building, mostly young professionals and older folks living here. It is in a convenient location, with MAX/buses nearby and many good shops/restuarants on Broadway. Apartments are newer and have nice amenities. I also got a very good deal when I moved in, if you move at a time when they need tenants you can get great deals but the rental market in Portland is not so kind at the moment (for tenants, anyway) and currently they are charging very high rents (I wouldn't move here now for the amounts they are asking). They are not real quick about responding to maintenance requests but as I have had very few in the time I lived there it wasn't a huge issue. Parking is probably going to be a problem in the future--currently you can get a street permit from the city for $15/yr, but every year I lived there the city was threatening to pull the street permits and probably will stop giving extensions on the program in 1/07, meaning Cornerstone residents will have to pay $75/mo to park in the garage, which they have a waiting list for anyway. There is a rumor going around that they plan to convert to condos, this wouldn't surprise me as it seems to be a trend in the area and they are now only willing to offer 6 mo leases with no explanation given (they used to be happy to do 12 mo leases). Further, the management seems to have become a bit snooty about who they want living there, since there is more of a market demand at the moment they can afford to be picky and even though I have been a responsible and quiet tenant for 2 yrs I felt that I was not-so-subtly encouraged to look elsewhere for housing when I discussed my current lease ending with them and inquired about other apartment types within the building. I am a student and I think they would like more prosperous types moving in--perhaps the type who can afford to buy a condo' Anyway, it is a good building overall but currently they are asking $855/mo for a 1-bedroom and you can definitely do better in the area for less than that.
