I moved in to The Frank Estate in March of 2004 and will be moving out at the beginning of June 2006. My experience here has been excellent from the moment I moved in.

The office staff has always been honest, friendly and professional (even through staff changes), and my maintenance requests have always been handled quickly and done right the first time. I had my purse stolen last month with my keys and address in it, and the maintenance staff was here within 2 hours to change my locks. Another time I had a bird find its way into my dryer vent and the maintenance crew was here in less then an hour to help the bird find its way back out.

When my last lease expired, my rent was only raised $10 a month (which still put me far under the market value), and I was given 5 weeks free on a 15 month lease as an incentive to stay (which I did).

I live in the back of the estate, which is very quiet. In the two years I've lived here, I have only heard my neighbors a handful of times and that was always during appropriate hours.

The parking has been problematic a few times, but nothing worse then any other apartment I've lived in.

The grounds are beautiful and well maintained. I have never seen the grass, trees, or bushes over grown and the buildings all have new paint. I rarely have someone come to my house for the first time that doesn't comment on how nice it is here.

There is an adorable guest house available to rent and I used it once when I had company come from out of state. It was so convenient to have them be able to stay on the estate with me for a reasonable price. I was also given the option of renting the guest house at one of the sister properties on the waterfront, which I used. It was really nice there, too.

I have already discussed with the management what my rent increase will be when my lease is set to expire, and again, it will still stay below the market value. However, I will still be moving because I'm graduating in June and will be taking on a student loan payment and need to start cutting costs where ever I can.

This place is well worth the money. If I wasn't facing a new large monthly payment, I would stay here in a heartbeat. I??ve read in previous reviews that other renters have faced some problems at move out, so I will come back and do an update on my move out experience (may it be good or bad).
