Like many have said in reviews.... great landscaping and move-in specials. Ends there! My apt. is a cave and not the "luxury, remodeled" place I expected. There is a swamp under my deck, and at my front door, shower basin is falling apart, sink pipes just rusted and fell off! In order to get help...you have to call and automated system that conveys a messsage (poorly) to the staff. Also, dont live near the trash-compactor because your everyday view is of rotting mattresses and shopping carts. Maintence has replaced a dishwasher and it is still sitting out there 2 weeks latter. For the cost it is not worth the trash, moldy, and frustrating place this is.
Hopefully our move-out goes much better then what I have read in reviews! I have already paid way to much living here.

I spent 8.5 years living on the property. I started with a town home thenmoved to a one bedroom with garage attached and then finally to a two bedroom. All had noise issues. The units are not insulated well to muffle the neighbors bathroom visits; nor, is it insulated enough to keep out the weather. The townhouse fireplace vented really poorly resulting in smoke stained walls in the upstairs bedrooms. Overall I enjoyed the location and grounds as well as the large master bedroom in the townhouse and the one bedroom unit. The master was terrible int he two bedroom and the closet space was just awful, forcing me to rent a garage across the road for storage of out of season items. I also felt that the rent increases were too much each time. I don't recommend it if you are looking for a peaceful serene setting. That is,, of course, unless you pitch a tent on the grounds.

I have lived here for 3 months now and am absolutley in LOVE! I have been fortunate enough to not have any of those experiences. I moved from out of state and had never even been to Portland prior to my move. I got more than I had expected. I live in a one bedroom on the ground floor and have no noise complaints. I would agree that the grounds are incredible! There is no road noise to be heard, my neighbors are very friendly and quiet. I from time to time can hear some movement from upstairs but that is to be expected. It's an apartment! If that is something you can't handle, get a top floor or a town house. I don't live anywhere near the trash compactor but the garbage/recycling area near my apartment is always clean, organized and quiet. My apartment was clean and beautiful at move in, maintenance has been quick to respond (even though I've only had 1 light bulb out), the girls in the office are really nice, it's by the mall (BIG PLUS!!!) easy access to HWY 26. All in all I would have to give this place 2 very big thumbs up, you won't be disappointed!
