We lived there from August 2008 to February 2009 and moved out because we bought a house. The 6-month lease ended up being perfect for us.
The grounds are immaculate. So gorgeous and the pool is very clean and enjoyable. The weight room was under renovation when we were there but I'm sure it's fine now. There is a park nearby and a beautiful biking trail with lots of blackberries.
Parking is difficult as our area was always full and the each spot is way too small (we have a mini-van). You can rent a covered spot for $25/month but otherwise you have to look for a spot everyday and sometimes it was not close to our apt.
The staff are VERY friendly and very competent. Also very fair-we got the right amount of our deposit back (had to pay for carpet-cleaning which is normal). Repairs to the apartment could sometimes take a few days to get done but it was no big deal.
The main complaint I have is the same as the other reviews: thin walls. You really can hear everything your neighbors do. I always felt bad because we had a crying 2 year old. You can conversations, TV, etc. We shared one wall and had someone above and below us and could hear everything above and below (but not next to). Our neighbors were very nice and I felt like part of a community. I made some friends there that I am still friends with even after moving.
Our apartment had a great view so if you have a choice, go for the view. We couldn't see any other apartments out our back window.
We had a cat here with no problems and the in-unit washer and dryer were great.
The rent is a little high but I loved the layout of our apartment and everything was really new and kept up (new kitchen appliances, granite countertops, etc.).
I also wish they had sidewalks for walking in and out of the grounds.
We wanted our own quiet, private space so I wouldn't be able to live there for very long but I would recommend it.

Ya the Frank Estates is pretty much a rip off, don't risk it... ur lucky if u have any type of a good/mediocre experience!
