I've just moved out, thankfully. Let me summarize my year and the condition of the place:
Leasing Staff/Maintenance: Staff present throughout most of the year (Jay, Jessica, Marisol) have been very friendly and helpful, although there seemed to be a disconnect between the office and maintenance staff. While maintenance staff were always extremely friendly, the only two requests I ever had were not fulfilled. New leasing agents recently hired were unfriendly and, I would say, even acted haughty as if they were leasing Fifth Avenue properties.
Property (External): The external appearance of the property was kept very clean for the most part and aesthetic improvements were started which included flower planters and awnings on the tower building. Clearly the budget is spent on getting people in the door.
Property (Internal): [Fountain Building] Although kept generally clean despite the vandalism of less mature residents, the property is plagued with maintenance issues. Elevators were quite often out of service -- sometimes more than two at a time. The plumbing structure does not seem to be sound either: there were two floods during my time and several fire alarms in the middle of the night supposedly related to faulty plumbing. [Tower building] The lobby and fitness center in this building truly did often reek of garbage due to its proximity to the dumpster room. It almost seems if ventilation was being directed from in that room. Very unsanitary.
Residents/Neighborhood: All the rumors about noise are true. Construction in the area was a major issue during my year, although I believe it is nearly finished. However, tenants have a tendency to be extremely loud in the courtyard area, which with concrete walls and ground acts as a major echo chamber. The towing company does indeed tow cars at 3AM and that causes clanging, noise of the tow truck, car alarms, and sometimes screams of fretful owners.
Parking: The amount of parking is adequate and there was an area for guests to park, which leads me to wonder why so many were towed. However, the spaces in the courtyard were extremely tight, leaving your vehicle vulnerable to scrapes and dings. Garage parking was slightly better, especially on the lower level.
Who should live here' Students, people who have flexible sleep schedules, etc.
