At first, Woodlake seemed like a good find. Decent location, landscaping, pretty nice sized apartments. After the initial extensive credit check,and a variety of non-refundable fees, I thought I would be good to go. But trying to move from my apartment into a larger unit in the complex turned out to be a total cluster. The current apartment manager, (sure to not be long for this job) was at a total loss to explain any policies, i.e the $300 "transfer fee"- not a deposit mind you. when I asked what the fee was for she told me it was "for the owner". Compelling. So I said, let me get this straight, you want a current tenant with a great payment record to pay $300 that a new resident to the complex wouldn't have to pay. She said, "it is like that everywhere", Uh, no it isn't. Sure a minimal transfer fee is fine - but $300 non-refundable plus a new deposit'' But, I still thought it would be better than finding a new complex. She fixed that. Both my boyfriend and myself had to have another credit check run (although I was a current resident) and were asked to submit all of our financial paperwork plus additional supporting documentation. The day I went in to pay the $300 "owner fee" and sign the new lease, she let me know that the washer-dryer she assured would be no problem to install was a no-go. See, she was so busy obtaining my personal info she couldn't make one pro-active call to the owner to find out if she could do what she promised. I'll take my $300 transfer fee, increased rent, and new deposit to apartments with competent staff, thanks. Would NOT recommend. Plus the ducks and fountains can be very loud and annoying and most of the residents seem to go to bed at sunset. Shhh.

After reading your bad situation I made some calls around to other properties and I am hoping that you found a place that suits you and your boyfriend. I am a fair person who lives here and WANT the peace and quiet as well as to have a view of the pond and fountains. I have loved my stay of 17 years and have asked for repairs and recieved great service. I have also seen new managers come and go and by far this one is the best! As far as the transfer fee that the manager said was for the owner, the calls I made were from close by and in this area. This is what I found out! Right up the street they said that they do charge for transfering and thier charges are for $175.00 (transfer fee), $175.00 for a redecoratin, a security deposit of $175.00. Totalling $525.00 The one thing that they didn't charge for was the application. Another apartment complex in this area charges $250 (transfer fee) then a security deposit of $300.00. The resident has to pay for thier own cleaning of thier original apartment. They have to add 6 months to the origional contract unless it's over. I made another call to another apartment complex, They only charged $100.00 and nothing else. So although your experience has not been great, mine has. I don't find the staff here incompetent, but helpful and after my search I find that yes there is some differences and the cost is relatively more. As far as the washing machine and dryer, my apartment could not have the plumbing put in for it and I am fine with that. I love this place and there are some wonderful people here that I know and will continue my stay probably till they put me in a home. The ducks are noisy at times but not enough to make me leave! All apartments have noise of some sort. Maybe it's time for you to buy a home instead of renting and see what it's like to maintain one, and get the feel of what it takes to replace things and the cost. I owned my own home for 25 years and don't miss the work. Here I am in a secluded area and love my place. I hope you will find one that is the same!!!!

Just because other apartments charge ridiculous transfer fees too doesn't make it valid or just. It's kind of like pet rent. (WTF?) Hey, I'm going to charge you pet rent in an apartment that has NO PLACE for a litter box, and your pet (including cats) isn't allowed to go outside without a leash. A cat on a leash. That's not cruel and humiating. Also, most people rent because they can't afford to buy. If they could they wouldn't have to put up with all this. And yes, the apartment manager (still there, btw) tells you exactly what you went to hear and then goes and does what's easiest for her. Lovely. It is a beautiful complex, but for the thin walls between upper and lower units, and all the BS.

The rents are unafforable to real Oregonians. They hire ilegal -------- to stand on The corner of Beaverton Hillsdale Hwy with a huge ,humilating sign over their heads and they don't even give them a ride so they walk with the sign about half a mile. They hire illegal aliens to do the landscaping so that is unethical too, given that Dani Countryman whas murdered by two illegal aliens who did landscaping and repairs for an apartment complex.

woodlake sucks, its a retirement home full of bugs and rats and noisy ducks!
