I haven't read all of the reviews, but from what I have read it's bad. If I would have read this stuff before we moved in, we wouldn't have. Which would be unfortunate because no one else would have let us have Sadie (our dog), and also because we'd have missed out on staying at a really neat place.
In my opinion, Lancaster Commons has always been well maintained, quick to fix things once we inform them of the problem, and nice to us. The women are always professional, even after signing the lease. We've signed two leases with them, and we certainly wouldn't have if they turned into snobbish people after we signed the first one. When we go to the office because a package has been dropped off, they know our name (which is pretty good because the complex is huge). Everytime I have had occation to complain to the managers about something, they seem to do their best to take care of the problem. They have an email address and we can email them when we have problems. They are responsive when my husband sends them suggestions, and they have a monthly newsletter that is pretty cool.
Whenever we've had maintenance problems, the people have come out within a few days of the complaint (usually they come the next day) and they've fixed it. They replaced the damage that Sadie did to our doorframe for free (she chewed it up)...we've heard nothing about it. Now, it's possible that they won't give us back our deposit because of the chewed up doorframe and also because of the damage Sadie has done to the carpet, but if that's the case, then it's not their fault. It's ours. So the deposit isn't a ripoff, as far as I'm concerned. When our dishwasher broke, they got us a really nice one. When they've had to enter our apartment for something, they've almost always seemed totally professional and courteous. This has been my experience with the maintenance crew in 1 and 1/2 years.
Every Friday, like clockwork, the apartments have a landscaping crew come out and mow the lawn. They used to wake me up doing so because I used to sleep into the afternoon on Fridays when I worked graveyard...so believe me, they come. ;) The grounds always seem well maintained to me. One time we wrote to them to complain that someone kept letting their dog poop in the grass by our place and they wouldn't pick it up. The managers sent a warning to that owner, nearly stopping the whole problem (it only happened a couple times since) and they sent someone over to clean up the messes. When the swimming pool isn't open, they stick a cool fountain in it that is both pretty and provides cool atmosphere. Everytime we've used their hottub, it's seemed clean and well maintained.
They have great amenities. Their gym is kind of small, but adequate. They are open long enough to give a wide number of tenants the ability to use the facilities. They have the pool, of course, but also a hottub that is open all the time. However, unlike most places, the hottub is locked into a hut and you go to the office to get the key. During that time, only people with the key can get in...making it very private. They have multiple keys, but I've never had anyone come in while we've been in the tub. Ever. They have an indoor basketball court as well as a smaller place were one could shoot hoops. They have a playground for kids, and a place where someone can hook up a hose and wash their car. They have laundry facilities, though, I've never used them because they offer apartments with washer/dryer hook up as well. Also, they rent movies to their tenants for free. You can only keep it a night, but all you do is go to the office, ask to see what they have in, take a movie and bring it back the next day. No going to Blockbuster or whatever...it's just at the office. I think that's pretty cool.
Another thing I like about this place is that they have a ton of activities. They do a lot of community building. Santa comes during December. They hide eggs and candy for an egg hunt in April. During Valentines Day this year, they renewed wedding vows and married people for free. They have a festival in the summer time. They have Halloween decorating contests where you decorate your balcony/porch and they vote and give the winner something cool. They had window bingo that lasted for a few months and we had a blast collecting numbers. The prize was a free movie and a coupon for free pizza. It was a cool and fun little activity. Anyway, they have other little things they do, but I don't remember them all. It does a lot for community building, though, and we appreciate their efforts to do that.
We have had some issues with noise, though, for the most part, it's been our own fault. We picked an apartment that would be closer to the office and the front parking areas. As a consequence, we chose a place close to the pool, where Marco Polo becomes two words you never want to hear again as they are repeated nearly non-stop all summer long. But we chose to be by the pool, so that's our fault. Some of our neighbors can be noisy, but if we complain, the noise level goes down, indicating the office said something to them. Other than that, we've had little problems. Although the place lets you have large dogs, I rarely hear the other dogs in the apartment. They seem quiet, at least in the area I'm in.
Anyway, I've gone on long enough. I don't agree with most of the stuff in the reviews, and maybe the problems weren't with the apartment complex for these people, but the problem might have been with these people. Content people often do not fill out reviews like this. Only those people who are pissed usually make a public proclomation like this. They could have been thrown out, asked to be quiet on more than one occation, or any number of things that were their fault and not the fault of the apartment complex and therefore they complain. Or, they're problem might have been with a certain neighbor who they felt should have been thrown out or chastised more severely. Whatever the reason, I think the reviews they've given are wrong, too harsh, or downright lies.
