Not worth your money

We lived at Sunfield Lakes about 4 years ago. Having just moved to Sherwood from Denver the prices did not seem so bad. However after doing more research I realized just how over priced they are.

The management company (Guardian) is terrible. They charged us a $700 security deposit and when we moved out they only gave us $300 back. My wife and I worked full time and took very good care of the apartment. I filled every nail hole where we had pictures and rented a carpet cleaner when we moved out. Yet they charged $400 for cleaning and repairs.

The management company also does not maintain the buildings like they should. These apartments are fairly new yet the roof over the porch leaked like a sieve. They would not fix it. They also did not clean the dryer vents regularly. This caused a fire in one of the units across from us. I also noticed that the gas fireplace in our unit had tons of lint and dust in it. I opened the acess door and it had a note that it is supposed to be cleaed out anually. Just another fire waiting to happen.

The pool and hot tub are located near the office. If you are at the far west end of the property you have to walk quite a ways to swim or soak. This is espically not fun when it is raining and cold at night.

They got greedy and stuck a few too many units in that place so parking is a real pain. You get one assigned spot, if you have visitors they will have to look hard for a spot or park on the street. Not good when your Grandma has to walk from the street on a cold rainy night.

The overall complex is very poorly designed. The garbage dumpsters are located in the front of the units in a little shed. Every Sunday morning the maintaince guy drives aoudn the property with a tractor and tows the dumpsters to the compactor. The tractor is not a quite model and the dumpsters have steel wheels which well sound like dumpsters getting dragged along the pavement. Nothing better than waking up to teh sound of metal dragging on concrete.

Sunfield Lakes does have a few nice features. Most if not all units have a gas fireplace and water heater so the electric bill is not so bad. However all the bedrooms have electric heat $$. The units come with a washer and dryer (electric). These are not top of the line by any means. They also come with a dishwasher. Too bad these dishwashers are worthless. You need to wash the dishes first then put them in the washer.

They also meter each units water usage. That way you pay a water bill. Then they charge you a sewer bill as well based on how much water you use. This is not a cheap place to live. You pay water, sewer, electric, and gas.

If you want to pay extra you can get a really small garage. Otherwise your car sits in the rain.

Most of the grassy areas are not graded properly so when it rains all winter it becomes a little swamp with standing water. Not fun for the kids to play in.

And last but not least we had ants. Yep ants, little black sugar ants. Management always said they would get on top of it but nothing ever changed.
