Please keep in mind when you look to move to any property managed by Guardian Management that they do "preventative maintenance" inspections yearly. They give you a notice that anytime during the period of one week, they will enter your apartment whether you are there or not with one management staff and one maintenance crew staff and search your entire apartment, including closets. It's an incredible invasion of privacy but they pass it off as "looking for items in need of repair". I tend to think this is not legal ... the POLICE need a warrant to search your apartment but the management does not?

The notice they give you has a section to list needed repairs. I have experienced several of these inspections and none of the items I have listed on the sheet have ever been attended to.

Illegal search! Management says it's legal as long as they give you 24 hour notice, but I still say they need a better reason than "preventative maintenance inspection" to search through your entire apartment.

First it is not your apartment it is their apartment, this is one reason I own a home. Second is that in Oregon I believe it is the law to inspect your apartment to insure they are doing proper maintenance in an effort to cut back on slums. Third if I did live in an apartment I would be glad to show the management and a maintenance guy around. This means they look at my neighbor also, and if their making meth they will be caught. I will sleep better at night.

Well arent you just high and almighty! If you own a home..THEN WHY THE F@$! ARE YOU EVEN ON HERE ------ BAG?! Second it IS OUR APARTMENT IF OUR NAME IS ON THE DAMN LEASE AND WE PAY THE EFFING RENT!! THE BANK OWNS YOUR HOME'S TITLE, DO THEY HAVE THE RIGHT TO COME INTO YOUR HOME TO INSPECT WHAT THEY HAVE PUT THEIR MONEY UP ON?? HELL NO. GET A EFFING LIFE AND MIND YOUR OWN BUSINESS!!

First, the police need a warrant to search your place because it doesn't belong to them. Your apartment DOES belong to the owner of your property, so the comparison is a little silly. Second, I have worked in property management for nearly a decade. Annual inspections are not some conspiracy dreamed up so staff members can go through your underwear drawer or peek at the pictures on your computer. The inspections are a necessary part of routine maintenance, because you simply cannot depend on residents to report everything. The number of times I've found vinyl peeling back from the floorboards because someone's toilet has been leaking water for six months is just ridiculous. We are there to make sure that the place is being kept in good condition, and that there are no potential safety hazards (dismantled smoke alarms, stacks of magazines in front of the heater, combustible material near the water heater) to other residents. What right do you have to complain about the owner ensuring his investment (not to mention the safety of the other tenants) is being taken care of?
