drugs, inept/caddy management, the cheapest amenities, terrible neighbors... come to arbor heights

this is the most terrible place i have ever lived.
i used to live in "the ghetto" of medford, oregon, and since living here -- that place fares pretty well, looking back.
it looks nice on the outside, but everything internally will cause you to regret signing a 12 month lease; far too long to deal with what you'll have to put up with.
keep the non-emergency police-line on touch dial, you'll be calling them often.
teenage punks are always in the parking lot admiring their souped up cars...
most seem to have no job, but enough to purchase brand new audis and jettas...
they are home all hours, partying from 8am to 3am, and then maybe they sleep in between...
get up again...
and the cycle continues.
i don't have a problem with pot or partying; but there are places and times for these things.
19 year old punks selling marijuana for a living doesn't bode well with me either.
the management is so eager to get anyone to rent here, i don't even think you need proof of income.
the management sides with obnoxious neighbors, and treats complaints like irritants.
they get paid to do...
absolutely...
nothing.
unless of course the police reports pile up and they have to.
when i walk out my back patio, i get to smell urine, beer, and vomit.
i also get to see a beautiful array of trees and vegetation littered with dirty clothes, beer cans, and a myriad of other trash.
the walls are so thin, i know when my downstairs neighbor is taking a ----.
the also got pretty smart about the interior of their apt.
homes.
they make you pay a lot in rent and non-refundables, and they give you the cheapest linoleum, countertops, and carpet for it.
they say if there is no additional damage to the interior, you get your deposit back.
but this is impossible.
gently tap a countertop with your fingertip -- tomorrow it'll be a stain.
the only positive aspect to living here (and do investigate with vigor before doing so, PLEASE) is that there is a break-your-lease clause.
put your thirty day notice in, and get outta dodge.
you will be so much happier you did.
