I lived at Avalon Park in 2003/04 and found it mediocre at best.
I never felt unsafe in my ground floor unit, but I've lived in much bigger cities and am pretty savvy re: keeping myself safe.
The appliances (especially the washer/dryer) had definitely seen better days.
The staff was outwardly pleasant, but absolutely uncaring and inflexible in many ways (which ended up being detrimental to them, since it caused them to lose an excellent tenant -- me).
Probably the worst thing about the place was that it was SO noisy. Even with the windows closed, I was often kept awake at night by the guy upstairs.
Snoring!
And while it's not an apartment issue, per se, the traffic on Pacific Highway is atrocious!
Bottom line -- I agree with the posts that say "You can do better," so keep looking.
