Overall, I give this complex a negative rating. While there are in fact more positives than there are negatives, the negatives are so bad it make it almost unbearable to live here.

Let start with the positives. The complex is in a great neighborhood, although traffic on Scholls Ferry after 7:00AM is a nightmare, almost gridlock. Traffic noice isn't noticeable if you have a unit on the back row or interior, and the wetlands behind the complex are very nice. The unit it's self is a nice size and good layout. The gym is OK, and the pool is nice as well if you ever use it.

Now for the negatives. As was stated by another reviewer, the package room is never locked, so don't have anything valuable sent here if you won't be here to sign for it.

Noise is a BIG issue, especially if you get either of the 1BR floor plans. I can hear every pounding step my neighbors make above me (bad enough that the plates in my cabinets rattle). I used to think it was just me not being used to apartment living, but I've had freinds over that are have lived in apartments for years and they can't beleive how bad it is.

My bedroom is sandwitched between one unit's dining room and back porch and the other unit's living room/stairway. I've had issues with people leaving their dogs out on the back porch right next to my bedroom window, barking all night. Also the insulation is poor, I can actually make out the words when my neighbors watch TV at 1:00AM. Even with a white noise machine, I'm still kept awake by my neighbors having a simple conversation.

Parking is bad as well. While most units have a garage, if you have one of the detached garages in the back corner, good luck getting anything bigger than a Beetle to make the turn. And there's NEVER any parking available for guests. People pretty much park all over the place (even along the painted curbs), so good luck getting a fire truck in if the place ever goes up in flames.

I too lived in a downstairs one bed. You can actually hear your upstairs neighbors pee! I agree with how loud it is when a person above you walks accross the floor, it creeks and the pictures rattle. Both of my upstairs neighbors are very quiet and great, living below them is a challenge when trying to get a good night sleep. I agree that there are more positive than negatives and location is very good, but the new owners/management is rigid and not professional. There seems to be a disconnect between the owners, management and residents. Don't be surprised to receive a bill for a late fee even though your rent has been paid on time! That sort of thing never happened under old owners!

If you live in a one bedroom unit with your neighbor's garage below your living room then you will have another source of noise. It is not garden variety noise. Every time the garage opens or closes, it sounds like a freight train as the motor engages the chain. My neighbor downstairs came and went many times every day. It got old.
