I have lived here for 2 years and it was an okay experience. The management staff is very friendly and gets things done in a timely manner. However many tenants are a little less than desireable. The property is being overrun with unruly H-I-S-P-A-N-I-C-S. This review is not meant to be at all racist but it is a BIG problem. They are LOUD, inconsiderate and there are far more living in one apartment unit then there should be. Complaints to management gets things done, notices are left but after a few weeks they come on back. The horrendous "music" they play blares through the apartments and leaks through the walls and causes you disruption. A friendly reminder for them to quiet down yields nothing except a blank stare or an unfriendly gesture.

Now for the aparment ratings specifics:

1)PARKING is great. Lots of it and finding a spot is never a problem.

2)NOISE, SEE ABOVE.

3)GROUNDS are clean and well kept. During the summer time it is quite beautiful.

4)SAFETY is a problem. Cars are broken into fairly often and seeing a Troutdale Police cruizer is very common. Managment seems to either pretend that there is nothing wrong OR they dont want to alarm tenants. Either way police here is a common occurance.

5)CONSTRUCTION of the property is okay. The insulation in the walls is THIN and you can hear just about everything. Even on a first floor apartment, it is not unusual to hear what the person on the 3rd floor above you is playing. Imagine having to not only hear what is directly above you on the 2nd flor, but to hear the 3rd floor too! Unpleasant. The layout is nice and the apartments are fairly spacious but if you aquire A LOT of things, you WILL need a garage and that is at the tune of an extra 50.00. The lighting on the grounds is VERY POORLY LIT.

6) MAINTENANCE was great but they lately getting a worker out for a repair has taken 3 days vs 1 day. Low staffing maybe'

7)STAFF is nice. However the personal lives of some staff workers has spilled upon apartment tenants and sometimes it feels like an episode of "90210".

I would recommend this place if you are a young, single person who doesnt mind noise and H-I-S-P-A-N-I-C-S running rampant. Otherwise if you are a family or like peace and quiet then stay FAR FAR AWAY.

Um, this is more racist then I think you meant. I can see your point kind of, but to stereotype one race.... You will find a lot of young people who party, and I'm sure that they are just as loud, if not louder.
