This is how bad forest rim is i have come from the Ghetto where i have to here gun shots every night and forest rim is still way worst. Let me start off with the over price 660 for a studio ridiulous. There is always mold always even in the summer. the ant and bug problem is ridiculous and they will do nothing to fix it. We thought it would be so nice to finally live in a nice suburb town. we were wrong i would take the gun shots over forest rim any day. Usually a 12 month lease goes by fast I have been counting down the months till im out of here. And if you think about getting out of your lease early they want you to pay every single month you have left in full to get out of your lease. so for instance if you have 6 months left live in a studio then you will have to pay almost 4000 dollars. Talk about all they want is money. They are continually doing construction usually to there own office because that is how much money they have. The management staff is all on crack and i wish i was lying about that part. They also discriminate against there tenants they are asking for a law suit and i personally have to now take them to court for discrimination. I wouldn't even pay anyone to live here it is hell. so i wish anyone good luck and don't think about moving out of there anytime soon.

I can't imagine what this poster is talking about- I've lived here for six months and think it is awesome. I've lived in many apts, and owned very nice large homes. This apt reminds me of some of the homes I've owned in the past. I find the management staff to be wonderful. THe grounds are extermely well kept. It is true the mgmt doesn't allow for ghetto like conditions, i.e., trashed cars left in the parking lot unmoved, loud partiers, etc. That's what makes it so nice to live here. It has a very upscale, well-kept, top of the line feeling, giving it more of condo feeling, rather than a cheap apartment complex feeling. I looked at many apt complexes throughout the pdx area. This is clearly the nicest I found.

I to am a current resident of these crappy apartments. The grounds are not well kept, the parties are not controlled, neither are the animals and the owners that let them crap anywhere and don't clean up after them. When reported to the management staff, there is never anything done about it. People through their garbage anywhere in the general direction of the dumpsters, mostly missing and not cleaning it up. I for one would not and will not recommend this place to anyone. When my lease is up I will be moving to a better place. One that cares about the tenants, the landscape and assigns parking to each apartment. Parking sucks here, some people have 2 covered parking spots, a garage, & cars with expired tags parked in open spots. Several people have multiple cars and they use up all the open spots and their covered spots as well. Guess you have to work here or be a friend of someone that works here to get any benefits for parking or anything else.

I completely agree, I'm stuck in these horrific apartments as well and can't wait for my lease to be over! There are cars that haven't moved in 6 months, although management says they diligently monitor how long cars have been parked. Half the cars in my parking area have expired tags also, they never seem to get towed, or warnings, even though once your tags are expired the car is considered "undriveable". ALL covered parking in my area is occupied by one apartment owning at LEAST 2 spots and owning at LEAST 4 cars! It's ridiculous to come home and try and find parking when these people have 2 cars in open spots and all their others in their covered parking.
Also, hardly anyone uses a leash around here for their dog, I don't know how many times I've taken my 2 dogs outside (on a leash) and have to fight off strange dogs running up to us that are NOT friendly! These dogs crap EVERYWHERE and owners do NOT pick up after them EVER. It's also true that unless you are friends with management, save yourself the time, any issues and complaints will go unheeded, as they DO NOT care about their tenants AT ALL! People send their children down to the dumpsters with their garbage, they through it wherever it lands as they are much to small to be taking out huge bags of trash.
They've "renovated" some apartments and are now charging even more ridiculous rates, I can make house payments with the 1300 they're trying to raise our rent to for a 2 bedroom apartment with mold everywhere. Not to mention the glass on the fireplace has exploded numerous times, after we specifically asked if it was safe to use the fireplace. Apparently the glass is not fire rated and is merely for decoration...why charge for a fireplace that you can't use because the glass is going to blow up every time you use it?
Save yourself the time and find a better place. I would NEVER recommend these apartments to ANYONE.

I've been living in a remodeled one bedroom unit for five months now and am very happy with the unit and the management team. Every single person I've dealt with has been friendly and accomodating and minor repairs I've needed have been quickly resolved. My particular apartment is beautifully appointed, with warm colors, granite counters and new frize carpet and laminate flooring. It far surpassed anything else I saw on the market when I was looking. It's definitely pricey for 650sf and they aren't as flexible as other communities with terms but I guess that's the law of supply and demand...maybe they just don't have to be. I have never felt unsafe and I have a ground floor unit facing the parking lot and near the street. I have noticed a couple of dogs running loose but it's a large complex and I don't know how they can police that any better than they have tried to and still be pet-friendly (I know they have sent fliers to all tenants with warnings about pets off leash and messes etc...) I do think the trash could stand to be emptied more often but I don't know what you do about people who can't seem to hit a dumpster with their garbage. I've used my fireplace numerous times and really appreciate the wood burning fireplace as opposed to gas which so many other places have. I haven't experienced any problems with my fireplace but I recall reading something similar about the glass screens before leasing my unit and when I inquired I believe they told me they had replaced all of the screens. It's definitely not the cheapest place around but it also doesn't feel cheap to me and it feels much more like a home than the sterile apartment environments you usually encounter. For a transitional home, it's been perfect for me. It's close to the freeways, great shopping and downtown Portland is 15 minutes with good traffic. I do pay $19 for a carport and it's worth it to know I have a parking spot relatively close but I wouldn't pay $35 or more for that or $100 for a garage w/out 12 mo term. I am not friends with the management team but suspect that they control the abuse of parking spaces as best they can...why would they want the hassle of fielding those complaints? I really can't say anything bad about the place except I had ants twice. I placed traps and issue resolved, no big deal...face it, you live in an area that is part of the Tualatin wetlands so you're going to experience some critters...however, the banana slugs that are as big as Volkswagons do creep me out. Bottom line, I lived in a house on Sumner St. in North Portland where hearing gunshots and having used condoms thrown on my front lawn were not uncommon occurrences as the neighborhood "transitioned"...and you simply can not compare the "ghetto" to Forest Rim in Tualatin...it's ludicrous. Do your due diligence, pick a remodeled unit if it's in your budget and read and understand the terms of your lease and I predict you'll be happy here.

Uhhhhhhhhhh this is seriously the WORST place I've ever lived. They are nice on the inside but that's all they have going for them. Every single time I walk to my car I see dog crap. It's everywhere! Best of luck to you when it's dark out and you can't see it (because this place is SO dark at night) that you don't step in any. The neighbors on the first floor party every single weekend (I live on the third floor, I shouldn't be hearing them!) and the management doesn't care. All the complaints I've made, along with the neighbors below me and around me who ALL hear it too, are magically not on file. This place sucks. Don't move here, all the other bad reviews are right!
