Way too expensive for what you get...

I can't say I've had some of the problems that other residents have written about (i.e. fleas) but this is an overrated complex for what you pay for.
I live in a building near the public walkway through the wetlands (to Starbucks). During the day, it isn't such a bad little bridge. At night, however, it attracts a great crowd. When we first moved here, we witnessed several of Tualatin's finest raiding a homeless camp directly underneath the bridge. I occassionally see broken liquor bottles around there, not to mention the crap (shopping carts, beer bottles, containers) that is thrown directly into the water. Sheesh.
The apartment itself is...average. Nothing fancy. The appliances are newer which is nice but they are definitely no-thrills, cheapest stuff they could get - Hotpoint. I haven't had any problems with construction but the carpet is cheap too, hopefully I can get it cleaned well enough when we move (probably not). Again - I haven't seen fleas - and we have two cats.
Neighbors have been mixed - we have one person that loves to play his tuba, one who we've seen at least two eviction notices on their door (and they still live there!), their patio is just littered with cigarette butts (despite a recent patio "inspection" sweep), and my wife mentioned smelling pot from their apartment. Nice. Most of my other neighbors have been very quiet however.
Office staff have been...well...they are there. They've been pleasant with me but nothing special - they wouldn't remember my name. The last complex I lived at, the staff practically knew me personally (and not in a bad way), were always pleasant and helpful. I wouldn't rate the staff here bad, but they could be a little better. We've called maintenance only once and they were right out to fix the problem - no more than a 20 minute wait.
My roommate had issues with parking at midnight, we had no problems during the day. We also had a carport. If you are going to get a carport and they say they are full, make it a point to ask them on a regular basis - every couple days, week, whatever. They won't call back even if you ask to be placed on a waiting list.
So far, it's pretty average. The reason I will not recommend Hedges Creek is that they are raising rents considerably. For me, it's an $60 increase. OUCH! Most complexes in Portland are lowering rents, or keeping them stable - as many of the high-tech jobs have left, people are supposedly buying new homes (I'd like to know one of these people) - so apartment vacancies are up. Not to mention that this is the first complex where I've had to pay all of my utilities. Nothing like paying $8 a month for garbage, and watching people throw away sofas, used cars, whatever.
