Overpriced, 30 year old buildings

Well..... to start with we move in in July 2007 and left in June 2008. While Guardian management was there, all was fine, things got fixed when there were problems. However, in December 2007, Pinnacle Management came in and took over.

I saw trouble as soon as I found out who the new management was. Things never got fixed, rent checks were lost and we were charged late fees for their errors. Then came their "attempt" at remodeling.

I said attempt because they chose to give a blanket 43 day notice to enter our apartment whenever they wanted to. (which by the way is illegal. OR 90.322 states 24 hour ACTUAL NOTICE) We also requested that the work be done while we were home, they paid no attention to this, so we gave them written notice that they were not allowed in if we were not home. (permitted under ORS 90.322) They chose to ignore this as well.

The problem is that the new management does not know the Oregon Landlord/Tenant laws. If they enter your apartment without permission or without a 24 hour actual notice, you can hold them responsible for one months rent to be credited to your rent account and you would also have the ability to leave without any penalty (there is an Supreme Court case in Oregon for this exact situation)

In short, this is not worth the time or energy for which they are raising rent to be.

I agree completely with everything you're saying. Since Pinnacle took over there have been problems with the management literally harrassing the residents by sending letters at least once a week about rules; when one person is messing up, management is sending letters to either the whole building or the whole complex creating a serious sense of " What did I do wrong now? " When you leave and or get home and there is another note at your door you get panicky, stressed and want to just scream " enough is enough already! " We all know the rules, they're in our rental agreement!!! And the " Construction " aren't we supposed to be financially compensated for the inconvenience and subsequent health problems { particularily respiratory }???? And my understanding was that they aren't supposed to allow the resident door keys out of management hands yet many people have seen some guy in a little yellow pickup truck drive off the property with a box full of them on his break at least once a week. Aren't the managers supposed to be the ones who open the apartment and stay during construction and then lock up when the construction is done that day; whether the resident is home or not? Because they haven't, not even once. And the stress of wondering whether or not your car will be there when you need to leave.....talk about causing some serious emotional distress for the residents!!

do your research with the code sections listed above... you can get out of your lease easily without penalty.... they tried to tell us they knew the rules... but obviously not.... look who got out with no penalty... and they had to give us a free month of rent along with it.
