THE GOOD
It's quiet and peacful, the surroundings are in a park-like atmosphere, and the grounds are kept up pretty well. We, personally have had NO PROBLEM getting any maintenance order resolved.
THE BAD
Downstairs apartments are for the birds! They have hardly ANY INSULATION between floors; making it very irritating to sleep or concentrate when people or children are bouncing around above you, especially AFTER BEING AWARE they have invaded our space! If this is a problem, and you're a light sleeper, forget a downstairs apt.
The office manager is a joke! If she spent LESS time "minding everyone else's business", butting into conversations that didn't involve her, and JUST DO THE JOB SHE'S SUPPOSE TO DO, maybe some of the complaints that have been listed on this site would be resolved. One of the BIGGEST COMPLAINTS is NOT ANSWERING THE PHONE. With the high-end rent gouging, the LEAST THING the manager should do is CUSTOMER SERVICE! With that said, we have a REAL PROBLEM with that in the whole state of Oregon.
If you have a pet, BEWARE you'll be paying $20 per pet "pet rent" every month. Only the townhomes can have dogs...BUT...there are many barkers coming from apartments.Before we left, there were lots of outdoor cats roaming our area, and fighting on occasion, like cats do. We kept our cats indoors, but the roamers kept jumping at the windows, and scaring our cats on a daily basis.....NOT a good idea for a down-floor apartment, IF you want any sanity and love animals, as we do!! The enept manager doesn't know this if she's "busy" taking some of the tennants shopping and tending to birthday parties at the office!! The parking has become ridiculous since the new section was completed. Some people have a used car lot of cars parked here. While some people might not experience this behavior, some of us with handicaps take offense when we have to park in the back 40!! Covered parking is extra, as is a garage. It's first come first serve, so if you happen to work late, you maybe walking a great distance in the rain or snow. For the most part, it has been a safe area. This could ALWAYS change if a few "undersireables" move in. Watch your children at all times..pedophiles are EVERYWHERE, no matter how safe you think an area is!!
THE REALLY UGLY
BEWARE when you sign that lease, you will be held hostage to the tune of over $6000 to break it. Where is the compassion, and understanding when you need it' Trust me, the office is NOT all that...no matter what snowjob you have read here to the contrary..you haven't lived here long enough to know when you've been SNOWED!!! The Bally's fee of $25 per month is separate from your ACTUAL RENT..YOU are paying for it, REGARDLESS of what the leasing agent tells you. If you need A/C in the summer. it will run $25 a month for 5 months. The pool is only open during the summer. With the high rent, it should be covered and open in the fall and winter. This community needs at least one more pool for adults. THE NOISE...OK forget calling the police if you have a noise complaint!! Wilsonville has NO NOISE ORDINANCE, consequently, you are on your own to resolve it. You may get lucky to have the office slap their wrists, but DON'T COUNT ON IT. We have observed way too many speeders, some going the WRONG WAY; almost causing accidents on the circle drive. Signs and warnings need to be posted,but it will be someone's life taken before that happens. Maybe a good lawsuit will wake the managment up. Last, but not least..stereos and boomboxes are for the country, not in a close neighborhood with thin walls. If everyone RESPECTED each others PRIVACY, this might be a nice place to live...but that's only a dream!!!

To renter1992...THANK YOU for your advice...we moved, and now are HAPPY CAMPERS!!!! If you lived one week in our shoes, you would know what we experienced was true.

I totally agree with this review. I've been renting a lot of different apartments but I have to say this is the worst apartment I've ever stayed in < for alot of reasons, even compared the cheap apts that I rented during college life >
Example
- Quality is a lot WORSE than it looks. Water pressure is so weak that every morning noone would like to take a shower unless they want to start their day in a bad mood.
- Toilet water pressure is so weak that you need to flush at least twice every time you use.
- The carpet is as worse as it can be, the floor can be as hard as the wooden floor, the only different feeling is it's DIRTY.
- Oven/ Stove: Low quality, when you use the oven, the heat was actually has the outlet to the stove. I haven't seen this kind of oven before.
- Laundy Machines: suck. I don't want to wash my clothes at my apartment because I have to rewash it so many times, and my clothes are still totally wet when I move them into the dryer. I mean I can see the water drops from my clothes.
- Dryer: I don't know how it works but my clothes smelled like dead animal when it's been washed with Tide Detergent, Softener and Bounce sheets. This never happened to me before.
- Anything in the apartment can break on you any time. If you open the door, the door can fall off on you.
