Good experience on the whole

Years at this apartment: 2003 - 2006
We lived in a town home on Jessica Street for a few years.
TOWNHOMES DO NOT INCLUDE WATER! Beware.
The lease contract did not stipulate that water/sewer/street lighting was separate. We discovered that we would have to estabilish an account with the City of Wilsonville. Marathon stepped up though and gave us a credit towards our lease agreement. We had to force to threaten action with the State Atty General though to obtain a credit. They acknowledged that their lease agreement was incorrect.
Concrete & the backyard
Our backyard concrete leaked water into our dining room when it rained heavy. This was a design error as they designed it with poor water drainage. The management finally tore up and repoured the backyard concrete so the problem was solved. We had significant moss and algae buildup in the backyard and had to pressure wash it ourselves every few months. No tree maintanence by manegement so we trimmed and cared for the trees ourselves. We also had to do gutter duty.
Insulation
The townhomes seemed to be built with minimal insulation so heat loss was very significant. We lost quite a bit of heat in the downstairs as it would all raise up to the stairwell. Warm in the stairwell, cold in the living room/kitchen/dining room. We had pretty substantial heating bills just to keep the townhome somewhat warm. Consider high heating bills, even with a fireplace in use in the wintertime in these townhomes.
Cracked pipes
Both bathroom shower drain pipes cracked and leaked onto the ceilings of the living room and entry way. This occurred after 10 years of construction completion. Management was quick though in repair and restoration.
Flooding
Our nextdoor townhome neighbor moved in and it was discovered that maintanence accidently did not securely tighten their washer water hose after their prepped the apartment. Both they and we were significantly flooded one day after they moved in. We both had saturated walls, ceilings and floors. The management did accept responsibility and immediately had a water disaster contractor onsite within an hour to pull off the sheetrock and repair the damage. Our neighbor had a raining dining room chandalier! What a mess for both of us. ** Just one more reason to have renters insurance in place the day you move in!!!! **
ANTS!
We encountered significant ant issues. Our neighboors also had the same issue and we spent a considerable amount of time and money battling them. We practiced vigilance regarding storage of food but still they would get in to it and there would be hundreds travelling great distances into the kitchen to get their meals.
Terrible ant problems in our townhome.
The experience of living there was positive though. A beautiful complex with many ammenities within walking distance.
We started off bad with the management but they showed genuine interest and care in helping with cracked pipes and flood damage.
I would rent from there again.
