You will see that another review was left on the same day as this review, which contradicts this review. Furthermore the review that was left after this one has a 5 rating. There is also a negative comment left at the bottom of this review. Coincidence' Of course not-the Harrison Richards management did this. Rather than taking our word for it, stop by any of their properties listed on their website. Speak to tenants at these properties and ask them if they are satisfied with the management. That will be much more truthful than anything posted online. Obviously the tenants have nothing to gain from lying to you so speak to them.

Harrison Richards owns several properties in Lower Merion.

If you are looking for an apartment on the main line in lower merion AVOID HARRISON RICHARDS AT ALL COSTS! All these statements are factual below:

1. They owner of Harrison Richards (who will not admit she is the owner) attempted to break the Americans With Disabilities act as well as the agreement of sale at the Montgomery Plaza apartment building when she attempted to remove overnight park privileges in the parking lot for guests. The tenants got together and signed a petition to protest this act and were successful.

2. Harrison Richards has taken many tenants to court in an attempt to get the tenant to pay for things they are not responsible for paying. Recently there was cabinet damage in the apartment of an ----- family. Harrison Richards blamed the family for the damage and said it was a result of their -----------. The family won in court.

3. The employees of Harrison Richards will not admit who the owner of the buildings are, despite the fact all tenants realize that she lives across the street from one of the buildings.

4. Harrison Richards took two elderly people to court because they would not vacate the property quick enough due to the fact the couple could not find a new place to live.

5. Many young people live in the buildings, who appear to be students. They are inconsiderate of the neighbors and can be very noisy.

6. Harrison Richards will blatantly lie about work they claim was done to an apartment and was not done.

There is a reason they post on here multiple times a day-because they have a high turn over due to the stress they cause their tenants. You know there's a problem when tenants have to join together to fight a landlord.

There's many good landlords on the main line, this is not one of them. Make sure to ask when calling if this is a Harrison Richards property.

I think this is an accurate review...the management is just awful here. I think anyone who is thinking about renting here should talk to current tenants. Be aware that there is one gas meter for the entire building, and all tenants split this single bill (ask about it as this is not in the lease) - so prepare for nearly $300 utility bills no matter your own utility usage. There is a rodent problem here too - I only had one but I know of several neighbors with mice.

The common utility bills are much less than $300. During the summer months, they are around $70-100, in the winter they might get up to around $220-240 tops in the 2-3 coldest months. This covers heat/water for all apartments, and electricity for the hallways/elevators. We did not have a single mouse, but yes, I heard that one or two other tenants had seen mice in their apartments. Sadly, seems typical for Ardmore.

Another false posting. Ask Harrison Richards to show you the common utility bill for each month, you will see that this posting is false. Also mice are not typical for Ardmore, they have probably been living in the building for years. Probably not the fault of Harrison Richards but who knows how proactive they have been in dealing with the problem.

Note the dates of the negative responses. This disturbed tenant moved out last month and is bombarding this website with negative "responses" because he cannot write another review on this website. This was his original review. His allegations are completely false, not "factual" as he alleges. Anyone can look through the public records and see that there were no court cases against the management. Note the paragraph after #6, where he states, "You know there's a problem when tenants have to join together to fight a landlord." NO tenants have joined together! This man tried unsuccessfully to round up his neighbors (I was one of them) to join in a class action suit against the management company, against which he has a personal vendetta. None of us would join him, because we think he is crazy. This is a great place to live, and the employees are nice, helpful people just doing their jobs.
