We are coming up on our lease renewal. We received a letter offering us a renewal of the lease with no rent increase, BUT we WILL be paying for HEAT and HOT WATER!!! The water is shut off about 5 times a month, causing problems for us because our 2 month old needs bottles! Granted, notice is given beforehand, but that does not take away the inconvenience!!

I have no problems with bugs, except for the broken screen that was that way before we moved in. We have voiced many concerns with the property manager and she is either too lazy to do things or forgets half the time! When you call her you feel as if you are talking to the absent-minded professor! She has the lease agreement memorized but has no clue who you are when you call. You have to remind her which apartment you are calling about 2 or 3 times before she gets it right.

Aparently, the apartment we were so fortunate to be moved into used to be a party apartment. They destroyed the place, and Arrowhead did little to fix the problem. Windows are broken (in the sense that they won't open), screens are torn letting bugs in constantly, and one of the windows in my living room is so loose that every time someone in the apartment moves, the window shakes!

Parking becomes a problem when the 3 apartments full of college students have parties, leaving none for us who pay rent.

All in all, not a bad place to live, but nothing to be excited over.

When you are calling the rental office keep in mind that the "absent minded professer" keep in mind that she runs four propertys with 200 units each and it is probably a tad hard to remmber who everybody is and the exact apartment building and unit you live in!

Even more of a reason not to rent from any property Halfpenny Management Company owns, when they put one incompetent person in charge of four apartment complexes! Even the most responsible professional would likely have a hard time keeping up with that.
