The title says it all. I will try not to write a novel, but it will be hard to, there are just so many bad things about this place. For starters, lets start with the office staff and maintenance people. The office staff are nice and friendly, but not the brightest crayons in the box. For example, there is a property manager, and an assistant property manager. The reason they have an assistant property manager is beyond me, because anything you ask her, she has to ask her boss, the actual Property Manager. Then she never gets back to you! What is the point of having an assitant may I ask' She knows nothing, and the info she does tell you is usually conflicting with what the real property manager has to say. So basically, you end up getting screwed because of mis-information on her part. The maintenance people do come for your repairs promptly, and are polite to you when they are in your apartment. The come quickly for "quick" repairs that is. They have work orders they leave to tell you they were there, but forge the dates they were there, as if to say it was completed the same date. If you have a leak or something, this is certainly not on their list of priorties. But outside of your apartment, they are rude, and even dangerous in fact. When they are hosing the landscaping in the mornings at the entrance, they don't even move out of the way so you can drive by. They also cut you off in the parking lot when you are driving through. They don't even follow their own 15 mph rule! Berkeley Trace also charges you for EVERYTHING! They make the place look good by offering a gym, pool, tennis courts, etc. But you get charged $6.00 if you want to bring your guests, and you can't even bring guests to the gym, which you pay $25 each for their security card, for all residents of the apartment'!! But the office staff somehow can let their families and friends use the pool for free, but HELLO, we live there, and pay a ridiculous amount of rent. They just work there (if that is what you want to call it), and EVERYONE they know gets free admission. They also hire lifeguards who simply let their friends in a swim for free, and talk on their cell phones the whole time. They don't enforce their "No eating rule", people make sandwiches with mayo and all, POOLSIDE! Not even at a table. Can you say gross' They advertise having a clubhouse with a kitchen, but don't be fooled, because you can't use the kitchen. I lived here for three years, four summers, and had to mulch my own lawn 2 of those times. Whats up with that. They do tell you to remove any lawn items, which we did, but they pick and choose who gets landscaping and who doesn't. Oh, and watch out for un-ruly bushes. The dumpsters are always overflowing on the weekends. Probably because they reduced the amount they have located on the complex. The sewers also back-up, the pipes in the ground break, but they don't clean it up. I guess they don't care that a lot of kids play in it. Did I forget to mention that they raise the rent by at least $20 every year' But the residents get nothing out of this. They replaced the heating and air conditioning, but that only made for a more expensive electric bill. The mold it ridiculous, but they like to blame you for it. Seriously, how could they blame you for mold when the windows are in major need of replacement, and the washer and dryers are in the bathroom. Mold grows because of this, not because of the residents or un-cleanliness. Then they charge rent for pets, in addition to making you have the cats neutred and declawed, with an extra months security deposit. What can a cat do to damage anything after being neutred and declawed' There rules are absolutely ridiculous, they make you sign a form and pay for every little thing. All of the negative things that are listed in the other reviews are true. The rent is way too high for what you get. I will say only a few good things about this place. They keep the grounds nice other than what I said about leaks above. They are polite, though often un-knowledgeable. The pool is clean, depending on the lifeguard. The apartments have nice layouts, and are kind of spacious. The lease is way too many pages, but it does cover **mostly** everything you may want to know. Overall, though, I would not recommend this place.

I use to live there and I feel your pain, everything that you said was correct..the place is a dump....they sucker you in with the landscape lol, yea....the winter heating bills are so outrageous you might as well leave your windows because thewindows are from the 18th century...the office manager is a nitwit who survives by bringing only "low life"minorities in....I hate Berkley Trace......

I still live here after 2 years not sure why i still do. I agree with both of you that the high rent is not worth what you get at all. And the people in the office are rude and unprofeesional.
In response to the last post, why say "low-life minorities?" I've seen many people of different races including WHITE acting like a "low-life,"as you say. Even if those people didn't live here...Berkeley Trace would still be a high price dump that looks pretty from the outside.
