I am happy to have left Berkeley Trace!
First of all, they say no items on the lawns but my neighbors constantly used their lawn and mine as an extension of their home. It was an eyesore, it was an encroachment on my privacy, and it was unfair. Several calls to the office and nothing was ever done about it.
Front door was drafty and all the windows were completely shot = ridiculous energy bills.
Maintenance requests are a joke. Though the staff is nice, nice doesn't fix the broken stuff in my unit. Had several problems with the incredibly old and energy inefficient washer/dryer in my unit and a ridiculous amount of ceiling leaks. I lived perhaps maintenance request-free for a total of ONE month out of my 12 months there. Something was ALWAYS broken because everything was OLD.
The complex is generally well lit, however, the lamp posts that light the properties are very high... they are the level of the second floor windows. I had the pleasure of having a unit right in front of one. I had to buy very dark curtains to keep the light out of my bedroom at night. Just saying... not very bright planning to choose ridiculously large orange orbs to float outside of your tenant's bedrooms.
Not sure this is to any fault of the complex, but should be noted nonetheless... SERIOUS SKUNK ISSUE. To the point where it's not surprising to have to wait for one to scurry away on its own accord when you come home and night and it's on your lawn or doorstep.
Parking is annoying if you live in one of the courtyards... which I wouldn't be so inclined to complain about if perhaps the pavement and sidewalks leading through the complexes were level. Instead, they are incredibly uneven resulting in the most ridiculous puddles you've ever seen... which are really awesome when they freeze over in the winter.
As I've recently ended my lease, I couldn't have been more happy to leave. If you ever have the pleasure of speaking with SUSAN at Toll Management's corporate office on Philmont Rd, I feel bad for you. She was totally inappropriate and unprofessional on the occasions I had to escalate my complaints to her level.
I, quite mistakenly, thought living outside of Philadelphia and paying $1094 p/mo in rent would assure me a certain level of quality. I get angrier and angrier every time I think about the THOUSANDS of dollars I spent to rent this crappy townhome when I could have paid a fraction of the cost in the city for the same experience.
I strongly advise people to rethink their decision to live here. Spend your money wisely - you can rent a house for this amount of money and probably have a much less terrible experience.
