We lived at Hill Brook Place for almost five years in a two bedroom, top floor, rear view apartment. It was quiet for the most part. We could hear the TV from next door. We could hear the bedroom radio and people arguing from the apartment below. The hallways were not ventilated and cooking odors were heavy.
Our two bedroom apartment was adequate but lacked storage. The larger bedroom on the outside wall was always very cold during the winter. We used electric blankets. During our last winter there, the management put devices on all of the thermostats so the temperature could not be adjusted past a certain setting. They also instituted a $112.00 per month Gas Energy Charge billed through ISTA.
Entry to the building was by key but residents would sometimes prop the doors open or hold the door open for others to enter - so you never knew who actually belonged in the building. New intercoms were being installed when we moved and we never had the opportunity to use them.
The maintenance men were very nice and issues were handled in a timely manner. We paid our rent and made maintenance requests online so we never had reason to interact with the office staff.
We were charged a $300.00 non-refundable pet fee for 2 cats. They did not charge monthly pet rent.
We were charged an extra $50.00 per month to convert our lease to month-to-month.
We were charged a one time gym membership when we signed our lease. It think it was $40.00 total (not per person). The gym was well kept and not crowded. The equipment was in good shape and there were televisions to watch while exercising.
It was necessary to join the pool each summer. I think the membership was $40.00 per person. Guests were permitted but charged a $5.00 fee that had to be paid by check. They would not accept cash.
The laundry room was usually dirty. One of the two washing machines was broken on many occasions and residents would leave laundry in the machines. We usually took our clothing to an outside laundromat. The management tried to keep the laundry room in order but the residents did not use the machines properly.
Residents must register their cars with the office and are issued a parking sticker for the window. I believe there is a maximum of two cars per unit. Parking was not a problem if you got home at a reasonable time. Late at night spaces would run out and it was necessary to park in the middle lot near the club house.
Entering and exiting the complex is difficult. Traffic can be heavy from the supermarket across the street and it takes a while if you have to make a left turn onto Dunksferry Road. Also, there were two gates to the complex but for some reason management kept the second gate locked. It would actually have been easier to enter/exit through the second gate.
Overall I would rate the complex as adequate. You can have good/bad neighbors anywhere. It was nothing fancy but close to transportation and just outside Philadelphia (wage tax benefit). SEPTA buses run on Knights Road and the SEPTA regional rail station is about a ten minute drive.
