One thing you HAVE to be aware about The Landings is that each unit does not have its own gas meter, so the bill that the Landings receives is split between all the residents based on the size of the unit you occupy. My roommate and I was NOT told about this situation when we first signed the lease. When winter came, we turned the heat on conservingly (gas heat), and when the bill came (it was close to $200), we thought it was for our unit only. My roommate and I decided to buy electric heaters and use electricity instead of gas but the next month's bill was still close to $200 (thought maybe the hot water useage was the reason). When we finally called the gas company to ask about this amount in March (when it got alot warmer), they told us about the gas meter situation. I went to the office to talk to the person we signed the lease with, another Landings office employee told me that she had left the job a couple months prior. And the same employee told me that another person had went to her about not being informed about the gas meters when they signed the lease.
It is expensive to live here but the area is safe. The rent is going up for this year, and for my unit, which is a 2 bdrm 2 ba, it went up $150, so if you are looking to stay in an apartment complex for a while, might want to keep in mind about the rent increase.
Like I said before, I feel that the area and the complex is safe enough. I originally worked 2nd shift (3:30 pm to 2:30 am). When I get back to the apartment, I don't feel like I will be attacked at any moment. I kind of suspect that teenagers living across the lot from me sometimes sell drugs and make the transaction in the lot. It really comes down to the luck you have for the neighbors you get.
If you get an apartment on the first floor (which we did before moving to second floor), you can hear people above you walking. And when the people go down the stairs, you can hear that very loudly. The reason for the loud noise from the stairs is because the stairs squeak worse than an old home's stairs. When I moved into my second floor apartment, every step squeaks. And no matter where you step on it, it will make that noise. It does give a little but so far it has not broken through. I told maintenance about the steps and they said they can't do anything about it without ripping out the carpet and they did not want to do that (maybe they can do it when we move out).
The windows are thin but new. You can hear people's conversations that they are having in the parking lot. The conversations do not have to be a shouting match; it can be a low volume conversation and you would hear almost every single word from your closed window.
The maintenance people aren't too bad. When I placed a work order in, it did get taken care of within 48 hours. Even though they state they have 24-hour maintenance, unless it is a REAL emergency, they do not want to leave their house, so they will try to convince you that it can wait until tomorrow morning.
I live towards the back of the complex and closer to the 378 highway noise. And the parking is abundant in that area. I can't say much about the units closer to the front of the complex though.
Overall, it is a nice apartment complex.
