I lived at Conwyn Arms for one year, and in that time I witnessed MULTIPLE "lawsuits waiting to happen." Let's start with the elevators: a third of the time they function (albeit slowly), a third of the time they don't function at all, and the rest of the time they TRAP tenants and their guests. A 80 yr old neighbor w/ medical problems was stuck for over an hour. I and guests have been trapped for 15-20 minutes, several times - and once during a recent heat wave. Despite the continued presence of maintenance tinkering with the doors, this problem persists.

The doors are metal, not wood. Depending on temp. & humidity, these doors will STICK. It can take two adults pulling and pushing and banging on these problem doors to let occupant out of the room. MAJOR fire hazzard!

And speaking of fires...the fire alarms are so quiet, they are barely efficient. They would never wake anyone - I heard it only because I was awake, and curious about the constant faint buzzing sound. Once the fire truck arrived (a good 20 min later, and the station is half a block away) they could not fit in the driveway.

Other problems: oil slicks and puddles along the dimly-lit basement hallway, Dumpster not emptied often, maintenance repeatedly parking in a way that blocks the only ramp for wheelchairs, and the poor condition of walls and windows.

On the plus side, the property manager is good about responding to emails & calls, the units are large, and parking isn't much of an issue - but it would be nice if they would tow tenants of apartments across the street who park in our lots.

Basically, if the doors, windows, and elevators were replaced, this could be a great place.
