YOU ARE THE ENEMY.
That basically describes the attitude of Parkside management towards tenants.
Want proof'
Read the lease. Among its forceful, intimidating, and threatening provisions, you will find:
(1) With any violation of the lease, and that could be something as innocent as having a bowl with a couple of goldfish, "LANDLORD MAY REMOVE KITCHEN APPLIANCES FROM THE UNIT."
The kitchen applicances referenced are your refrigerator, oven, and dishwasher. In other words, according to the lease, it is the right of the property manager to deny you the right to store food in your apartment, or prepare food in your apartment.
(2) According to the lease, Parkside has the right to go to your bank anytime and demand that your bank inform Parkside management of your present-time personal account balances and "any (other) credit information."
(3) According to the lease, a tenant may not "bring or allow animals or pets on the property for any length of time, even minutes...An animal is any living thing...and includes fish,...birds, turtles,...and every other known life form."
(4) According to the lease, "THE RIGHT TO USE THE PARKING FACILITIES IS A LICENSE. IF TENANT DOES NOT PAY RENT WHEN DUE, THE PARKING LICENSE IS TERMINATED...LANDLORD MAY TOW, AT TENANT'S EXPENSE, ANY VEHICLE DETERMINED BY LANDLORD (TO BE) IN VIOLATION (of landlord-authorized parking licensing)..."
Therefore, if you are one day late with the rent, your "parking license" could be revoked by Parkside management.
(5) According to the lease, "TENANT must change furnace and air conditioning filters and do other normal and routine (property) maintenance."
In other words, you MUST maintain Parkside property and you MUST pay to do it.
(6) According to the lease, "TENANT...verbal abuse such as threatening or foul language, screaming or yelling is strictly prohibited. If TENANT acts in this manner, LANDLORD may tell TENANT to immediately vacate the premises (or else) TENANT agrees such actions are cause for eviction of TENANT."
What in the hell goes on at Parkside that such a provision would even be included in the lease'
(7) According to the lease, "Trash must be placed outside in accordance with the directions of the LANDLORD."
What the lease conveniently fails to mention is that dumpster facilities are often a quarter mile away (round trip).
(8) According to the lease, "TENANT must clear walkways and driveways (of snow and ice). LANDLORD will not remove snow and ice.
Mind you, Pittsburgh is a cold-weather city that gets a fair amount of snow and ice. However, Parkside management takes the position that YOU HAVE TO CLEAR Parkside walkways, driveways, and parking lots yourself. So, go to Walmart and buy a snow shovel. You are going to need it if you live at Parkside.
(9) According to the lease, "LANDLORD IS NOT RESPONSIBLE FOR INJURY FROM ICE... (OR) SNOW."
(10) According to the lease, "If TENANT loses key...the inability of TENANT to gain access to the unit is not considered an emergency. LANDLORD has no obligation to assist TENANT in gaining access to the unit."
So, what happens if you get locked out of your apartment, a situation that "normal" apartment complexes ALWAYS make provision for'
It is your own damn problem. The attitude of Parkside management is, "To hell with you. You deserve to be locked out for being so stupid."
(11) According to the lease, a breach of the lease occurs when "TENANT does not pay rent when due...TENANT does not do something required of TENANT...or TENANT does any act that TENANT is not allowed to do under (the) LEASE."
Thus, a "breach of lease" could be just about anything, literally, anything.
(12) According to the lease, "IF TENANT BREACHES THE LEASE, TENANT MUST PAY ALL RENT TO THE END OF THE TERM IMMEDIATELY."
(13) According to the lease, "IF TENANT BREACHES THE LEASE, LANDLORD (MAY) GO TO COURT TO EVICT TENANT...ENTER UNIT BY FORCE AND REMOVE (TENANT) AND/OR PROPERTY WITHOUT LIABILITY...USE COURT PROCESS TO TAKE TENANT'S PERSONAL GOODS, FURNITURE, MOTOR VEHICLES, AND MONEY IN (TENANT'S PERSONAL) BANK ACCOUNTS.
Note that Parkside management reserves the right to use physical force against you personally. Ordinarily, that is called felony assault and the offending party goes to prison. However, when you sign the Parkside lease, you give Parkside management the right to physically assault you if Parkside management deems that you have "breached the lease."
Don't believe it'
Read the lease.
(14) According to the lease, "PENNSYLVANIA LAW PROVIDES...THAT A LANDLORD MUST GIVE NOTICE TO A TENANT BEFORE EVICTING TENANT. TENANT GIVES UP THE RIGHT TO NOTICE BEFORE EVICTION."
In other words, Parkside management can throw you out of your apartment without notice anytime that Parkside management feels like it, and then Parkside management can take ownership of anything and everything in your apartment for itself.
Don't believe it'
Read the lease.
(15) According to the lease, "TENANT ALLOWS LANDLORD to sign any document on TENANT'S behalf" that guarantees the LANDLORD's right to seize (TENANT'S) personal property for alleged violations of lease.
Much of what is written in the Parkside lease is illegal and unenforceable. Indeed, if Parkside personnel physically assaulted you, they would be arrested by the POLICE. But that still leaves the question, "What is the mentality of Parkside management that it would even write such a lease'"
It is insane.
Living at Parkside means you live in fear of what crazy, insane provision of the lease Parkside management might invoke next.
Life at Parkside is fear-based, threat-based, and punishment-based.

Wow I sure do hope home rentals are reasonable around the area I used to live an apartment complex in Indiana, PA and let's just say I'm renting a 1 bedroom 'cottage' unit much better!

I was recently considering a move to Parkside Estates. After reading this review, I have obviously decided against it and will be sending a copy to the management to see what response I get in return!

i have lived at parkside and didn't have that reception at all. the maintenance man ed is wonderful. the sidewalks are always cleared as well as the parking lot. we don't even have parking licenses here. everyone can go into any situation and some will have good and bad experiences. i highly reccommend living here. management has always been pleasant to work with and been respectful. as long as you pay your bills and are respectful of your neighbors you will have a wonderful apartment living experience!

Wow! I've had NOTHING BUT PROBLEMS with rentals since I moved to this area. WHY ARE THERE NO TENANT LAWS TO PROTECT US? In the real world (NOT HERE) a ---- landlord can write whatever he wants in his lease, and it's illegal if it violates law. Here, I've been told by attorneys, that whatever is written in a lease overrides the law. So THEY WRITE THE REAL LAW! So they can kill your children, if it's in the lease that they can (according to this scary reasoning). SOUTHWESTERN PENNSYLVANIA--ENTER THE TWENTY-FIRST CENTURY. YOU'VE OBVIOUSLY ALREADY MISSED THE TWENTIETH!
