Please take this review seriously-this complex may look nice and you may think you are in for "luxury" apartment living b/c it is relatively expensive but don?t be fooled... If you are seriously considering Summit Valleybrook as your home, please read this review:

1) The 2 bedroom model apartment the leasing office shows potential tenants contains upgrades not actually available in the 2 bedroom apartment(ceramic tile throughout, extra large kitchen cabinets.) The leasing
office denies this discrepancy.

2) False fire alarms often sound throughout the entire building in the middle of the night with no explanation from the leasing office-in fact, they actually deny that the alarm ever sounds-despite the fact that the fire company responds each time.

3) Maintenance sets appointment times with tenants to review problems and then, more often than not, does not show up. Because of this tenants are forced to live in insufficient and sometimes truly unsafe
conditions. Calls in regard to this matter are never returned.

4) There are supposed "quiet hours" at this complex. These quiet hours are absolutely not adhered to (see comment 13.) The leasing office is obviously closed during these late night quiet hours so messages are left on the leasing office voicemail of disturbances. Calls in regard to this matter are never returned.

5) There is a walking trail along the perimeter of the complex. The trail is not maintained and there are always multiple piles of dog waste along the path. In addition, the waste baskets provided to discard "pooper scooper" bags are always overflowing. Calls in regard to this matter are never returned.

6) The trash compactor is extremely small for a complex of this large size. At least twice a week the trash overflows out of the container to the extent that the smell of the trash permeates into surrounding
apartments. Aside from the odor, the site of the overflow of trash is quite unpleasant. Calls in regard to this matter are never returned.

7) The grill at the pool area almost never contains the LP gas. The leasing office claims they can not assist with this matter and directs tenants to maintenance. Maintenance claims they can not assist with this matter and directs tenants to the leasing office.

8) The elevators are maintained poorly, if at all. The carpet is stained and snagged, the buttons are grimy, the grates overhead in the elevator are bent and often hang loose, and the metal hand-hold railing has
never been completely connected. Unfortunately, the elevator often smells of smoke.

9) Summit Valleybrook is in contract with one particular phone company and one particular cable company-you do not have a choice for cable/phone service providers (no cable modem available).

10) The insulation here is poor, at best. Outside air streams in through electrical outlets (I didnt even know that was possible.) In addition, the complex uses a heat pump system for heat and a/c. Your 2 bedroom apartment will never be toasty.

11) The apartment comlex is located literally at a stop light on Rt. 202. You will constantly hear cars "peel out" when the light turns from red to green. In addition, the complex is located in a commercial section of Rt. 202, hence, commercial vehicles (dump trucks, tractor trailers with their air-breaks, etc)are a constant.

12) Parking is minimal once everyone comes home from work/school unless you park behind the apartment complex by the dumpster-that might not seem like a big deal, but the comlex is very large and that can make for a long walk.

13) The parking lot is unfortunately a haven for loitering at all hours of the night (2 and 3 AM.) Many residents and their visitors honestly appear to have absolutely no regard for their fellow residents. Examples are loud conversations, loud car radios, and making donuts and peeling wheels in the parking lot.

When tenants visit the leasing office in person to discuss complaints, the leasing office denies any prior knowledge of the complaint, promises solutions, then does not follow through. This routine of theirs has
actually become somewhat of a joke among the tenants, if you can imagine that we could ever find such ineptitude humorous(especially at our own expense.)

I have put a lot of time into this review and I hope you have found it useful. Just for the record, I have no reason to post this review other than to prevent someone else from going through the same
inconveniences I have experienced at the hands of such an utterly incompetent leasing office and maintenance staff. I am not some disgruntled renter who just wants to "stick it them good," although a lot of us here would have every reason to...My final advice, seriously, do yourself a favor and
find another apartment complex.
