Remove the "luxery" sign

I recently moved in here from what is considered somewhat poor, multicolor neighborhood, but my apartment there was much much better.
First, the setting. It is located right across the road from a water treatment plant, and although I don't smell nothing bad, it is still somewhat frightening.
Second, all furniture, fixtures and appliances are so old that they have a peculiar smell.
Third, the sign at the apartment complex says, "Luxery apartments," which I don't consider true.
On the positive side, there is a small park and public tennis courts nearby, which are claimed as benefits to the apartment. I do agree these are benefits, but I wouldn't directly credit them to the apartment.
Basically, the apartment is somewhat above the average in the neighborhood, but it is definitely much more expensive than in the area.
