The pictures on the website do not accurately depict the hellhole you live in. Hidden cost are not mentioned when the lease is signed, a little clause only states that you cannot fight against them. The workout room has equipment that Joe Palermo probably had in his basement from 1970's. The picture depicted on the website if the whole workout room, not only an angle.
This place offers no backyard, only concrete for your children to play in, with large potholes where many ankles are twisted.
A gentleman (for lack of better word) is the property manager. He conveniently loses things, forgets things, and is a Bob the builder wanna be. He looks out for himself and if he screws up his job, the documents, promises, and general conversation will be forgotten. He defines weasel....
Please, for the safety of your family and the inner peace of feeling you are not losing your precious dollars, call Baldwin Brothers if an apartment condo is what you are looking for.
I am professional and this review is the most honest and accurate look at this establishment.

I would love to help you! When I get home from work tonight I will dig up the contract and specifically let you know which items I mean.

I got some hidden fees for you cpviolet: 1) $19.50 for application fee- This is not written anywhere in the lease agreement, Agreement to hold leased premises, or rental application. I got this notice as an "Open Item Statement" under the heading Water/Sewer/Trash. The agent told me that "that" was the only available description in their system. Yeah right! 2) Nowhere in your lease, or any document for that matter, states anything about painting your apartment, even behind appliances that are bolted down!. They supply paint, but ordinary wear and tear does not apply to Brookwood Village. Either paint or pay for it! You will see when you move out. Lucky for us we never even hung out pictures on the wall. If you did, better make sure that the holes are covered flawlessly. If you already had nails on the wall, and didn't report them...they will probably now be charged against your deposit. 3)Steam carpet cleaning by a professional company only. They will offer to do it, and take it out from your deposit, but won't give you a $ estimate amount before you leave. My advice? Get a local company yourself. We used Bonded Services Corporation for $109.18. With them we knew ahead of time how much it was going to cost. BTW...Did you checked you carpet(vacuum)when you moved in? In our case, it was filthy and loaded with dirt and pet hair. That means that they didn't steam clean at all! My neighbor swore she wouldn't steam clean because she got the carpet dirty also. In her case, she had the attitude that Palermo was going to keep her deposit anyway. 4) Noticed that your garage doors were bare drywall and damaged by melted snow? Guess who is paying for that "damage" when you move?. 5) The lease and quotes given to you were only the apartment rental (in my case $780 with the discount). Once you sign you will see that the water/sewer/trash is added on to that. No other apartment (non-Palermo owned of course) advertises monthly rent that way. Before you move, document any flaws, ask for the garage drywall to be fixed and take pictures. These things will help you if you get ripped off, and you take your case to Small Claims Court. You don't need a lawyer to file (Palermo will have to),and as long as you document everything, you can probably get most of your money (if not all) back, including filing fees (maybe $50-80). It is informal and the judge will listen to you as an ordinary person, not expecting you know any legal terminology, or act as a lawyer. Hope it doesn't have to end that way for you! But if it does, doing the right thing for yourself is an American quality worth doing.
