I stayed at Brookwood Village. The townhomes are truly beautiful, but you definitely pay for them. I'll be moving to Carriage Hill because their newly remodeled larg townhomes are just as nice, but for more than a $100 less a month.

The property manager always responded to any maintenance problem I had. The walls are so soundproof you can't even hear a party next door. I loved the garage. The garages that are tandom are SUPPOSED to fit two cars, but they don't!

If you move in here, DO expect to (1) live out your lease and (2) not ask for anything out of the ordinary. I have talked to the office about bad information given to me during my initial tour (they told me the wrong figures for security deposit and pet deposit, costing me hundreds of dollars). The office will NOT work with you on anything....so don't even try. Just be prepared to pay a lot of money for a luxury townhome.

Water/sewer/trash will cost you more than $50/month in addition to your rent and there is a clubhouse fee that goes up every year and this is payed monthly. All said and done, you will not pay less than $780 each month for the smallest townhome. When moving in, you will be asked to pay first month, last month and security deposit....so in the cheapest scenario you will pay $2000 just to GET IN. Don't believe what you are told during the initial tour....They will not tell you this.

Also, when I moved in the townhome was dirty. The had not cleaned since the last person moved out. So, in addition to moving it, I was scrubbing the toilets and bathtub (they were disgusting!) and mopping and sweeping (there was paper, dirt and hair). When I later talked to the office they had the nerve to ARGUE with me that the home had been cleaned before I moved in!!! Boy, I must have been seeing things I guess. Plus, my vacuum now smells of dog hair because the previous owner must have had a dog.

If you don't have this kind of money...look elsewhere. If you do have this kind of money...look elsewhere!

I didn't have to pay anything but deposit and first month rent. I asked the office manager why this guy had to pay an extra months deposit and she said she didn't know who it was, but the only time they ask for the last month rent up front is when the person is a credit risk (like he had a bankruptcy or something) but is otherwise qualified. Also, Palmeros is one of the only landlords that accepts pets, so this guy shouldn't complain about the fees. I've lived here going on 3 years, and I love the place!
