They SAY, "We'll take care of the water, trash, and sewage." They MEAN, "We'll take the readings, tack on a processing fee, and send you the bill."
They don't tell you about the "community fee", which is currently at $15/month on top of your regular rent.
If you'll notice, pretty much every garage door is bashed in, because it's so difficult to get out of the driveways. The roads are extremely narrow, and they have those stupid trees in the middle of the already WAY TOO NARROW roads.
The fact that the rent is so high, and they can't even give you a clothes washer/dryer to use is pretty pathetic. It's a pain to get to the landromat every time you need to do a load. I'd be very, very weary of where the child care center is in relation to where your unit is.
DO NOT SIGN ANYTHING UNTIL YOU SEE THE LEASE!!!! They try to take your money (non-refundable) before you even see the lease. Don't let them rush you.

Once they have stolen your money you will have to settle the dispute in court. They have no interest in fairness or even just common sense. They are either extremely lazy and ignorant or just plain criminally unethical.
