Years at this apartment: 2002 - 2004
Unlike what seems like the majority of the reviews, my husband and I have lived here since July 2002 and it has been just fine. Our apartment is spacious (2 bedrooms - 1,100 sq. ft.), there is plenty of parking (way more than plenty, actually), and the office staff has been nothing but nice to us these two years. We've only had a couple of service requests and they were done the same day. They do have washers & dryers to rent rather than having them in each apartment - BUT, each apartment does have hookups. It was actually a blessing for us because we were going to rent a W/D but they didn't put them into our laundry room when we first moved in. Rather than pay the $20/month or so for the washer & dryer from Exton Crossing, we went across the street (literally across the street) to the Sears at the Exton Square Mall and bought a W/D with no interest/no financing for 12 months. So now we own them, which is nice, whereas we would have wished we bought them had we rented them.
Also - the grounds in the complex are beautiful. They're well-landscaped, and there is a gazebo and a playground centrally located by the mailboxes (which are inside a big building). There is also a salon within the apartment complex and residents get a discount there. Also, there is a trail that goes up through the woods and through the apartment complex with those exercise areas off of the trail. (I can't explain it but you might know what I mean.) They are supposedly also building a car-wash port, but I can't tell if that's happening now or not.
There are also car ports and actual garages that can be rented. Small dogs (under 25 pounds) are allowed.
The apartment complex is right smack in the middle of busy Exton, but with the apartments being back off of the commotion, it is pretty quiet. The only traffic that comes through here is from people who live in these apartments. All the roads have sidewalks, so it's a real neighborhood feel.
I've recently priced our apartment with a couple other places just out of curiosity, and it's really not any more expensive than others out there that I think are less appealing than here.
The negatives that I can think of are the non-flexible leases. We are looking into buying a house and are trying to time it carefully so that we don't have to sign a new lease and then break it. They only offer 12-month leases -- presumably in an effort to keep the community feel with having less changeover, but it is kind of aggravating. However, if you live here 3 full years and sign a new lease, you can break it at anytime for $1.
And, like other reviews have mentioned, the water noise is very loud, but honestly I got used to it very fast and it doesn't bother me at all. Maybe it did for a week or so.
I just wanted to post even though I still live here, because I think some of the recent reviews have been rather harsh. Perhaps my expectations in apartment-living aren't quite as high as others -- I don't know. But I like it here a whole lot and would definitely recommend it to anyone moving to this area.
