Previously lived in a front-facing studio for a year. Overall, this is a really nice place to live. Large apartments & well-kept building. A diverse group of people live here. Nice neighbors, although most people don't know each other that well. Downtown location; close but far enough away from the club scene & 2nd St activity so you don't have to be bothered by drunks & wannabe townies. Front-facing views from the higher floors are generally nice. The State occupies floors 1 - 3. A very quiet building in terms of the residents. Rental staff is very open to prospectives that this is a residence for quiet people. Never had any major maintenance issues. Parking is a steal, although remember to ALWAYS honk on the ramps! Downsides: While your neighbors may be very quiet, the general area is not always. This building is across the street from Hbg Hosp. Front-facers should expect ambulances & helicopters at 2 AM. You get used to it. Also, there is currently a construction project at the hospital. The washers & dryers are low capacity, old, and there aren't enough of them. They really need to replace them & put a real exhaust fan in the laundry room (can you say humidity') The workout room also needs new equipment; a lot of it was down for a long time and probably still is. Hot water can be a commodity; expect some lukewarm showers during wake-up hours. Especially considering the horror stories I've heard from co-workers about other area rental communities, this building is highly recommended!
