Good Points:
...Safe, w/ decent neighbors (people actually smile & say "hello" to each other!)
...All utilities (except phone) are included in rent - even basic cable - which is really a good deal
...Allows pets: cats & small dogs (no nasty pit bulls, etc.), although you pay a $250 security deposit for each pet (max. 2)
...Good mix of ages/races/gender - mostly singles, retirees or young couples
...Convenient location, short walk to a bus route; esp. nice to bikeride along the river
...Great if you can get an apt. w/ a river view (very scenic, esp. from upper floors)

...Roof deck is small, but wonderful view of downtown!


Downside:
- Parking is a nightmare; lots of cars "parked" in dangerously illegal places w/in the apt. lot (which is tiny). The temple lot next door is almost always vacant, but dont be tempted parking there or you'll be towed ASAP. Start saving $ per month for all the parking tickets youll wind up getting;
- Although utilities are included, theres no real control over the amt. of heat/hot water youll receive (it's usually roasting or freezing - no inbetween);
- Elevators break down at least 1x/week, which gets old real quick; stairwells are not always well-lit;
- Infrastructure (elec. outlets, kitchen appliances, plumbing) is old & out-dated (the oven in my apt. is circa 1950); very few outlets in each room - not exactly wired for high-speed anything here;
- Management is okay, but seems more interested in making things look nice than in actually fixing things that dont work (we just got new carpet & granite tile in the lobby, but half the washing machines in the laundry room haven't worked for a month now);
- Very funky smells near the garbage chutes (buy some room spray...)


In general,though, a decent place for the money & a good starter apartment.
