Twelve Things I HATE about 12 Trees

1. Ever take a shower and step in poop that is coming from the drain' Then they
try to tell you, you did it.
2. Almost a thousand dollars a month to live in an igloo. No insulation. High
heat bills...they don't care.
3. Moles. Ever eat dinner and see moles running around' Not appetizing.
4. New managers are slum lord millionaires.
5. Male Property Manager sucked. At least they canned him.
6. Female Property Manager the same if not worse. Really quite mean. Hopefully she
gets canned.
7. They can cover it up, but they really don't fix it no matter how big or small
the job.
8. I can barely type, my fingers are freezing, must be the draft.
9. Couple hundred units, and one maintenance man...maybe others are hiding
somewhere you wouldn't know it.
10. How can she manage a property and play with her dog and watch tv at the same
time'
11. Promises...promises...still waiting...only thing you can count on is high rent
increases and attitude.
12. In probably five years, this complex will either be in ruins(don't worry, the
owners will be laughing all the way to the bank), or make a nice parking lot.

Very seriously, with the times the way they are economically, it would be a really bad choice to move in here. It seems that the M.O. of the complex is to get people in, and simply collect their money. I do not beleive that they care about their tennants at all. They will simply replace them with unsuspecting new ones. I am quite sad that I brought my family here, but when considering the expense of moving, and realizing that the next place could be worse, I fear we are stuck for a while. As you all can see, they can't deny what takes place here. They have time to try and cover themselves, but only two maintenance men. Aparently I will be living somewhere else at year's end, but they can't say I didn't pay my rent on time, and I am pretty sure they can not cite one thing that I may have done wrong, unless you count habitually going in week after week and month after month to try and get them to fix things. They get mad and threaten the tennant. All these new tennants that you love, encourage them to write a message on this site after a year and I think you will find pretty much the same sentiment.

There is no doubt that Twelve Trees Apartments has serious issues they need to address, the most important being an unprofessional and vindictive property manager (if it is, in fact, the manager who responded to this thread). As an attorney I interact with a wide variety of personalities during the course of my practice. Regardless of the situation, I know it is both professionally and morally important and proper to treat everyone with dignity and respect - even a customer who becomes jaded or otherwise irritating. The orignal author of this thread posted 12 concerns in a humorous manner. In his or her response, the property manager explains that "when you come into the office and cause problems your just going to get kicked out." I cannot help but wonder if the 'problems' the tenant was causing were nothing more than voicing legitimate concerns that the apartment complex staff is either unable or unwilling to address. If maintenance issues are going unresolved because there are only two members on the maintenance staff, perhaps the answer is to hire more staff as opposed to ignoring these problems. Further, the manager threatens to refuse a lease renewal for what seemingly amounts to nothing more than a tenant exercising his or her right to voice concerns with the living quarters at this complex. My advice would be for this tenant to keep documentation (dates, times, specific problems, etc.) and allow the complex a reasonable time to correct any deficiencies. If the problems are not addressed in a timely manner, OR if the complex refuses to renew the lease (or attempts to terminate the lease without just cause), contact an attorney immediately as certain rights and legal safeguards may be in question. In closing, I will say that my sister recently moved from this complex due to the poor condition of the living units. And while that alone is an important concern, nothing is more alarming than a property management staff that seems to be ill-equipped to handle their duties and responsibilities to their residents.

Human waste, broken cabinets sound the same to me! The property manager is by far the most unprofessional individual I have EVER encountered. It doesn't matter when you call or what you are calling about she is RUDE!!!! After my apartment was destroyed by the contractors she apologized for their suboptimal work I later witnessed her making out with the said contractor talk about unprofessional or maybe that's why the same contractors are still working on the "up graded" apartments.

I can totally relate to these tennants. It's hard to move out of a bad property, because they are all bad! I am currently searching for a new rental and believe me there is nothing good in central pa. Everywhere is way overpriced for what you get. I only bring home about $1800 a month: too much to qualify for assistance based on gross pay, but not nearly enough to pay the $1000 plus rents on the "nice" properties! A few yaers ago i went to check out a motgage and was approved at $200,000. I was tempted, but in the end I was smart enough not to buy a home I knew I couldn't afford. (Unlike most of the nation who are now facing foreclosure)So, why is it that our government is bailing out the greedy idiots and doing nothing to regulate the price of rent? Don't ask me. Anyway, I was considering Twelve Trees, but after seeing this I will definatley look eslewhere. If I ever find a decent place, I'll let you know.

#2 - I agree with. The townhouses are not insulated that well and it costs us a fortune to heat the place in the winter. #6 & 10 - Don't forget talking on the phone and not even being there. Every time I go into the office she's on the phone talking. That is if she's even there. The hours are posted but they mean absolutely nothing as she comes and goes as she pleases. #9 - There seem to be a few more nowadays though it did seem to be only the older guy for a while. @the poster before me It looks like the got rid of the Obama "tribute" yesterday, 3/31. I'm not sure if you can hold Twelve Trees responsible as I think Four Seasons owns the fence.

No rental is going to be perfect. We have lived here for 2 1/2 years and are renewing our lease. Though we did have some concerns when new management took over, we have treated the office manager with the same respect we would like to see returned and we have not been disappointed. The old management while friendly was fixing very old equipment and covering up mildew with paint. New management is actually trying to make things better, and the recently hired maintenance people have been more than pleasant to work with. Cut the office manager a break! She has a lot to do, and if you go into the office with an attitude, you will get one back. I don't blame her. We have had a variety of problems that stemmed from the building itself, and we gave them a list of things in order of importance and have been very well taken care of. Be more respectful and maybe that will help! Oh and put shrink insulation on the windows. Even in a private home that would be helpful.

Four Seasons owns the fence? That must be why the problem was addressed so quickly. If Twelve Trees owned it then the graffiti would still be there. As far as shrink wrap, sure, that will help a little but nothing will make up for an old, outdated heating system and the fact that there is absolutely no insulation in these places. The walls are paper thin and you can hear everything your neighbors do. A lack of insulation is going to cause heating/cooling costs to sky rocket.
