They are increasing our rent, and so we're moving on. Some things to look for, if you plan to move in.
If you are renting a townhome, the bottom floor is a freezer in the winter, and the upstairs is a sauna in the summer. Air circulation is a big problem, and winter heating bills are enormous. Poorly insulated windows and doors contribute to this problem.
As a rule, they prefer not to replace upstairs carpeting after a one year move out. Check for stains, and pet smells. Or, frankly, just demand new carpet.
Demand to see the actual rental unit, not their dandied up display unit. What you see is not what you get. Do not sign a lease until you've walked through your actual rental unit with the lights on during the night, and with a blacklight handy for checking the carpet.
Maintenance varies, depending on who you get. We've had three heads of maintenance that I know of in two years of renting. They drop a lot of balls, and have frequently required me to reschedule time away from work to be there to handle major problems. Very frustrating.
Their front office very rarely offers resolution to your issues in a timely manner. I had to park my behind in the office and wait to see the property manager before I got my last major issue resolved. Calling and complaining doesn't work.
Parking is a nightmare, especially if you work late. Getting a spot near your home after 6pm is sometimes impossible, especially if you live in their interior off-road units.
The place is not dog friendly, despite protests to the contrary.
To make matters worse, we were burglarized. No sign of forced entry, mind you. Funny how high their maintenance turnover is, isn't it'
For what you're asked to pay, between 1400 and 1500 a month, you could rent an actual home. We're now renting a home, with a fenced yard, for $1200, saving money over renting from Brookside, and are the happier for it.
This is the second property at which I've rented with Morgan Properties, and I'll never rent from them again in the future.
