See the apt you're going to live in, don't trust the staff

I was overall satisfied with my apt until I got my notice of rent increase for next year. I specifically asked when I looked at the apt whether future rent increases would be based on the "discount" price at which I got the apt or the original price. I was told unequivically that it would be based on the discount price. This was not at all true. I asked the property manager (who originally told me rent increases would be based on the discounted price) and he first denied it and then said he didn't give me any guarantee in writing. I don't think he intentionally misled me, but he definitely answered questions without knowing the correct answers.
It is very inconvenient to have to move after one year, since I can no longer afford the rent. Now I have to go through the whole moving and apt finding process again. I would not have moved here in the first place if I had been told the truth when I visited.
Also, when I visited the complex, I was shown a very nice apt and told my apt would be like it. However, it was not explained to me that there are "renovated" and "unrenovated" apts. The model is renovated, but many of the apts are unrenovated. Advertised features such as the buzzer for entry are not available in the unrenovated apts.
I actually have one of the nicer apts. The counters and kitchen were newer. I recommend the top floor. My friends in lower floors hear the people above them a lot. Be warned though, for many of the apts, there are two doors and a half flight of stairs after the elevator, which reduces the convenience of the elevator for moving heavy things.
The laundry room is clean and nice.
The complex socials are a nice idea.
Other friends I have in the building have had problems with odors (esp from smokers living below them), slow maintenance, and broken thermostats. Not everyone else has newer kitchens either. So, it's very important to see the exact apt you will be living in before making your decision.
