This isn't the dirtiest apartment in Lansdale. But it certanily isn't the cleanist. Problems. The building I live in (M) has a MAJOR mold problem. If you walk down into the basement the carpet is just covered with white mold.
There are always water leakes in the laundry/storage room.
The water in the shower won't stay the same temp for more than a few minutes.
I've gone through about five shower heads since I moved here (06) something keeps clogging them. Also the water filter I put on my sink gets clogged in about five/six-ish months.
There are roaches!!!! Now there aren't a jillion of them every time you turn on the light. But they are there. And they will blame you for bringing them in with you (even though I pointed out that when I moved in I brought no furniture....everything is new)
The laundry rooms are pretty sad (though some building are better than others)
The lady that runs the place is pretty combative and short tempered (I will say that she does have to deal with some reeeeeeaaaaaaaly ignorant tennants. But come on, this is a customer service feild)
The plusses.
It is pretty quiet. Yes there are kids running aroud screaming. But, they are kids and this is an apartment. Do you really expect them to be quiet for you at four in the afternoon'
I've never had a bad experience with the office staff.
There are plenty of parking spaces (but in certain buildings you may need to walk. And don't try to make a left hand turn out of the complex...you will sit there until you die of old age)
The grounds are pretty nice. The trees the grass and the flowers are kept up pretty nice. And if you swim the pool is nice.
This may seem a bit biased, but I know a few of the maintence guys and THEY are good at their jobs. But the company that owns the place is stingy with buying parts and replacing things (they made them "fix" my dish washer six times before they could put in a new one)
Now the big -----. and the reason I would not recomend moving here. There was a fire in my building. And no one, no one from the management company, no one from the office, no one from anywhere ever asked me if my apartment was OK, or if I needed anything. The hallways still smell like someone set fire to a cat. The door to the apartment that burned is still covered with soot and crap. No offer for a few bottles of fabreeze. No questions if anything is broken (wiring in the walls etc) Basically no concern for their clients.
All and all I would not recomed "living" here. If you are moving into the area and need a place to put your stuff while you look for a house. Then maybe, kinda. If the fire was delt with differently then I would have said yes, but it wasn't. So this is a place to stay at for a while then leave.
If you are allergic to mold' Stay the hell away.

Hi Neighbor. I live in your building also. I have been here for over three years and I agree with you about a lot of things, because I like lving here. I am allergic to mold and do go down stairs and do my laundry and the only thing I ran into is the trash that other people leave around. I was home when the fire happened. The staff was very effient and helpful. I was outside and was told that my apartment was checked before I was allowed to go back into it. I also received a letter from the office asking if we were having any wiring problems in our apartment and we told them about it and it did take about a week, but I don't think under the circumstances that was a long time. I know it still smells from the fire, but did you ever inquire what is going on with it??? I did....and was satisfied with the answers that I received from the office.

Well I have to say I wasn't satisfied with the way they handled the fire or the response that I received from the office. The building inspector had been through M just the week before she did a horrible job. She had no kit and checked nothing-smoke detector, stove, oven, and extinguisher, etc. In my apartment she was only concerned with the way my cat’s litter box smelled. So I wasn’t surprised when the smoke detector didn’t go off. Now I know tenants regularly remove the batteries – but none of the smoke detectors went off. The fire was so fast and violent the window and frame melted, before the fire department arrived. Without a sprinkler system the buildings are firetraps. Also, the fire doors on the basement floor don’t close. That’s another violation that no one seemed concerned about. As for knowing if there are any wiring problems? Well are you an electrician? I pay 1000.00 a month that’s part of what I pay for, upkeep and maintence.
I have seen other apartments and truly they vary, from building to building even floor to floor. But they make no effort to fix the shabbier ones.
Would I recommend this place to anyone – NO unless you don’t mind the overwhelming issues- listed here and in other reviews.
All in all I am looking for another place ASAP.
